ParticipantWhy sell the report to them? Email it to them and get some discussion going back and forth on some of the main points.
You want them aware of the problems in writing.
Then tell them you want the price discounted to cover all the big stuff.
If you can’t come to a fair price, then send them a release letter that gives them permission to make as many copies of the inspection as they like. So they can hand it out to new prospective buyers to disclose the issues that they are now aware of. Send it via registered mail.
I’ve seen this work many times.

Krowe, you knew the “rapist” tried to go to the house once, and you sent him back. The benefit of the doubt your are asking for… that this was just a prank, ended there.

I have a hard time believing you would have been remorsefull if the rape had occurred and you never got caught.

ParticipantYou could lend hard money at 3pts and 12% to guys that are flipping properties with a 120 day turnaround. (so about a 20% annual return) At 75% loan to value, it is pretty secure if you get with guys that have a track record of getting properties cheap and do a good job doing quality fast rehab on the cheap.
I have been using Sterling Trust out of Texas for my self directed ira. Anyone have an alternative that they are really happy with. Sterling takes longer than I would like scrutinize my investment structures.

ParticipantIt does not make sense in this market to get suckered into the ugly duckling or less desirable in the neighborhood. Go find 10 houses at a higher price that you like more and offer the same price as the road house…. you never know.
