This is a traditional sale, but price seems a little high despite the resort-like backyard.

kcal09Participant

Looks like price has come down quite a bit on this home-this type of home used to be over $1 million. Is it a good deal now or still overpriced?

Well, these went for around $700k new in 2002. Which means 2001 pricing. Adjusted for inflation and upgrades, this is actually quite a bit lower than 2001 prices.
Thank you for the information. Does that mean it’s fairly priced as most other properties have not reached 2001 levels (yet) or is the 2001 price still too high?

kcal09Participant
I do think what you said makes sense bhd. There is no doubt in my mind that the govt/treas/fed has been able to maintain an amazing balancing act. It could very well be the case that we see low interest rates for another decade. One never knows. I don’t see that happening but I never thought we could tread water this long. I guess we will see what happens but my personal choice is to finance what I can and be positioned to take advantage of a situation that I think will happen. If I had a couple hundred thousand tied up in a home when interest rates were sky high then that money becomes dead money. The property will depreciate as well. If I have that property financed then I have my rental and a couple hundred thousand loaded up and ready to work for me. If I am correct I will do well. If I am not correct I will not be harmed because I still will be cash flowing on leveraged money.
To each his own though. I don’t think what KCAL has proposed is a bad idea. It is just something I would not do nor would I advise anyone t do.

Interest rates are at record lows and home prices are at or near bottom. I heard from my realtor that a lot of investors are buying properties like hot cakes. What do piggs think? Is this the time to pull the trigger and buy investment properties?
kcal09ParticipantWe are looking for a retirement home that can be rented out until we retire (in about 15 years). We like Scripps Ranch and La Jolla/UTC.
kcal09ParticipantOnce you are able to get the names of the called people police will be able to interrogate them and find the thief. If they refuse you can hire a private eye to do the investigation.
kcal09ParticipantI would post the pictures you have online. I did the same and they caught the guy thanks a pigg who recognized the burglar.

kcal09ParticipantHe was caught in Monterey Park by MPPD while loitering around another condo complex. He was recognized by one of the Piggington readers who called the police.

kcal09ParticipantThe burglar has been arrested thanks to a tip from somebody who saw the picture. Thank you very much!
kcal09ParticipantCommissions are negotiable. I would tell the agent that you would like to work with him but that you will only pay 2.5% commission. Depending on the price of the home he will still make a nice commission.
November 29, 2011 at 9:35 PM in reply to: Confused about Bel Etage vs. Ivy Gate in/near 4S ranch; other similar area suggestions? #733572kcal09Participant
If location is the prime driver of prices in SD County why did many of the most central locations including downtown, Southwest SD, National City and South Bay get hit as hard or harder than any other areas? Surely their locations being so close in and the primary driver would have protected their property values. I just dont get it?
I suspect that these central locations are: 1) not the most popular locations for families, 2) many of the homes were bought as “investment properties” with little or no money down.
Look at coastal properties where the values have dropped much less.kcal09Participant[img_assist|nid=15595|title=Picture of burglar|desc=Please send me a message if you know this guy. He broke into my condo in Monterey Park on 11/17/11. Thank you!|link=node|align=left|width=100|height=75]
