Participant
Santaluz is way overpriced. It’s not even at 2003 pricing yet. Compared with its direct competitors Del Sur to the north and Park Village to the south, it’s a lot more expensive, but you don’t get that much more for your money.
Losing 20% over 2 years is not out of the realm of possibility.Of all the high-end communities in North County, Santaluz is the one most likely to experience a crash landing. This crash landing is already in progress:

I can’t say much about the segment your friend is looking in … it all depends on viability of the market for $2.25m tract houses without land & far from the ocean. I would’ve sincerely doubted that such a market exists, but your friend is a counterexample. Why is he interested in Crosby instead of, say, this:

2 years laater your prediction has come true-20% decline and still counting….

Participant
This is bank owned. UCG the trustee deed was back in 2008 so this is an old one. As indicated it has gone pending a few times, bounced in and out of withdrawn as well… No harm in lobbing a lowball at it. I think the area will continue to depreciate.
Just went there today and it was quite depressing to see a few homes abandoned and the front yards being overgrown. I wonder how the the other owners feel who can hold on to their homes which have lost at least 30% in value…

ParticipantActually, I went to Ivy Gate this weekend to see an open house (short sale). Some of the homes are vacant and the front yards are overgrown and neglected. It’s a very sad sight!

ParticipantLately, there are some nice homes on the golf course side which sell for around $1 million, much lower than compared to 2 years ago. I’m just wondering if we are going into the “double dip” where the prices will drop another 20% or so before bottom. Any opinions?
