I think it was more of a convenience issue. When you sell portions of a mortgage in various investment vehicles, how do you transfer a portion of the physical note with each new owner? The banks passed the chain of title to MERS and MERS kept track of who owned what without ever changing the physical note…

At least that is my oversimplified understanding of it.

In passing I wanted to thank UCGal for your insight. I do not have children in public schools, and I do not have a vivid memory of when I attended them in MN. My university education in California, was fraught with all sorts of bigotry from both sides of the religious spectrum, but by then you are a big boy, and should be able to stand on your own…

Fair enough…I would support efforts on both fronts. In an ideal world, I would go farther, but life is about practicality as inelegant as it may be.
