Sorry, I’m not too familiar w/the subtleties. It all looks the same to me. I can’t bring myself to buy there.
I swear, sometimes I consider getting a place in the area there, and then I do the math and I just can’t swallow a minimum of $800 a month in taxes and Mello Roos and HOAs. That is a sh*t load of money every month to live out there. I can’t bring myself to do it. You’re not even near the beach. You’re not near downtown. I just can’t do it. Not worth it to me.
But I guess if you have kids, the schools are supposed to be the best. Sacrifices.

There are many defaults and hurting people in 4Closure Ranch. Shop around. All these places are fairly new. Does it need to be brand-spanking new from the builder? There are a lot of foreclosures and desperate people out there in 4$. You can pick up something less. I just posted a place for $499k. You can low-ball some flippers who flopped. Make it a fun thing. If the builders don’t want to play, their loss. Move on. Lots of other fish in the sea of houses out there.

I went through this 2 years ago w/a family member. Urged to buy. Big arguments over it. I held my ground. Feeling very relieved that I waited. Now watching the declines. Still not at a comfortable price. Hesitant to buy if there will be further declines by year end. 10% makes a difference to me.
Will it matter to you? Will you be okay buying now even if there are further declines? That’s why I asked if it’s long term. If you plan on being there a long time, you have children, want the good schools and neighborhood, etc. factor that into the price and try to ride it out.

jpinpbParticipantAnyone urging personal responsibilty, remember that when things get really bad for these people, the government is threatening to intervene. That means me and you and other taxpayers.
I’d rather the bank get the hit and put it back on the market at a much reduced price, affordable for people who QUALIFY.
It really makes sense and is a win/win. She got to live in a house, paying high “rent” w/a write-off, sending her daughter to a good school.
The taxpayers are off the hook. The bank is on the hook for giving away free money.
The people who qualify get to buy a house at a reduced price.
