The answer maybe somewhere in the middle, but I still think diet, exercise are far bigger factors than some of the people here believe…
I’m sorry about your sister as well CAR, and kids are especially mean, but having that happen probably won’t make you the most objective voice in this since you’ve seen your sister go through hell trying everything to lose weight, and it still didn’t work, but that’s still 1 person with a different body than everyone else.

Maybe it’s all some left wing or right wing (I don’t really know) propaganda against fast food, but having lived in asia, visited europe various times, the American lifestyle of driving everywhere, insane calorie coffees, and most kids rather sitting in front of the TV or phone to text or whatever their friends is still a bigger cause in my opinion than genetics and just born fat.
Yes, this is spoken as someone who was never overweight (I did test my metabolism once at 24 hour fitness and I burned the normal 2000 calories per day), but I also watched what I ate pretty early on or at least balanced it through lots of exercise.
Oh well, this is the Internet and I suppose we’ll just have to disagree as usual.
joecParticipantAgreed…I think if like the old days, 20% down was required, the housing crash probably would’ve never happened and banks would probably not need to be bailed out.
20% down would eliminate probabl 85% of the buyers since people seem to have trouble saving money in general.
joecParticipantThis is why I say have everything. Tax laws can change and they can tax 401ks or Roth IRAs as well. Have cash, foreign citizenship, foreign accounts/property, housing, rentals, disaster prep materials (medicines/guns/food/water/etc…)
You can’t know what will happen, but the more diversified you are, the more options you have to do what’s best tax wise.

Back then, people didn’t have enough money for meat and worked in jobs that had you moving around a lot more vs now, most people probably sit in front of a screen or at a desk.
If you go to Asia, people who have to walk a few miles to get to work via public transit also aren’t as overweight because you walk so much. They also eat less meat/carbs, etc..
Here, people fight for the closest parking spot to not walk an extra 2 minutes.
No idea on the brain tumor girl, but 2/3rds or whatever people did not have a brain tumor.
Having some family people who were overweight and already has type 2 diabetes, those cases were all caused by very bad diet (he did exercise a bit) and poor lifestyle choices (alcohol)…
I suppose I felt it’s always nice to blame something else (like my body is different, it’s not my fault), but if people want it bad enough, they will make the change (just had ice cream today…I don’t care enough I guess myself. 🙂 )

Yup, I’m sure the legal profession is similar with some lawyers promising everything…get more clients to look over to see which case is winnable.
joecParticipantWhatever or whoever is right/correct, I think the best solution for anyone is just to leave…Maybe this is spoken from someone who doesn’t care too much about staying in San Diego or CA or the USA, but like Detroit, if the taxes/fees get too insane, just move out…Let someone else hold the bag.
Some folks have already renounced their US citizenship and the good thing with the USA is there are 49 other states out there if you still want to stay in the US. Not working anymore? Can move to a high income tax state. Want to rent a small condo? Move to a place with high prop tax…
Ideally, take advantage of your 250/500k home tax free break and amass enough during your younger working years to give yourself more options in life…
Have regular IRAs, Roth IRAs/401ks, etc…Keep taxable wages down, have a spouse start a businesss…

I agree that everybody is different, but I still think that if they went to extreme lengths to get healthy like run marathons/ironmans, etc…it’s generally impossible to not be thin (or thinner). Like have you EVER saw a fat marathon runner?
The whole sedentary lifestyle and snacks, fast food is a bigger cause of the problem than body type and metabolism and I agree that people should “own up” and if they really wanted to, can lose the weight.
I know being over 40, my body is already not as fit as I used to be, but my diet, lack of exercise, snacks (they are all over the house, etc)…is also a cause so I think for most folks, if it’s a big enough deal, we can fix it if we wanted to…Most people don’t care enough.
It’s just a lot of work and for most of us,
, enjoying life is more fun than watching what I eat, doing exercise, etc… We gotta die sometime anyways.

I always found it funny how if a girl is interested in some guy and if he hung around or contacted her or whatever, he’d be considered caring but if she didn’t like him at all or found him gross, he’d be labeled a stalker.
Anyhow, unfortunately, like you say, I agree that’s just how real estate is sorta done. 10% of the agents probably have like 90% of the deals and people do whatever to put food on the table.
This is similar to financial advice where they are mostly sales people who don’t have much of a clue a lot of times…

It’s impossible to do what’s best for a business (maximize profits) compared to what’s best for the people (stay healthy and out of the hospital). It’s just not possible (sorta like an agent representing a buyer who also represents the seller).

The other interview with the house owners made them look bad…But for some people, trying to save money just makes sense. I don’t think they were the bad eggs here.
US laws are very complex for near everyone and you have lots of famous people messing up (Meg Whitman, hired illegals), Tim Geitner (tax evasion?)…you can find lots.
they “should’ve” known better, but I think most people don’t think too much about this stuff…Plenty of ‘friends’ drive each other around, invite people to their homes, have parties, etc…All these are open invitations to get sued which puts everyone in a cover my ass mentality which is part of the problem with America I think.
hiring people INTO your home from Craigslist sounds dangerous to begin with…
I don’t hire a maid service for that reason (and also being poor)…(even though it seems tons of people we know do)…
joecParticipantMore general, not RE related, and not sure about some other people here, but since I don’t travel much now with kids, I just use the DSLR with a zoom lens since you can get shots from much farther away…It just makes taking any shot easier since you don’t have to “fight” with all the other parents with their ipads (that always looks weird), iphones, etc…trying to take a shot.
It’s heavier, but having a zoom is pretty priceless I’ve noticed now.
I think they make some high zoom expandable point and shoots now as well so maybe that’s a good option.

joecParticipantI can see the Realtor being pushy since they already showed you 12 places…that costs real time and money for the worker…Maybe it’s in their cost and that’s probably just the work environment like any sales job, but not too surprising to see them get tired of the work and no return and possibly no return ever.
One reason why being a buyer’s agent for free sounds stupid.
Just wondering and maybe this will never work since there are more agents than listing agents, maybe agents can start charging people when they show properties so they can as least not lose real money.
I hate most realtors and think buyers should just do all the work themselves since they know best usually what they want, but that’s assuming a well informed buyer who is willing to spend insane (like me/us here) amounts of time doing all the work themselves.
Course, I do my own taxes and my own investments too so maybe I’m the ultimate fool…
The problem with most realtors is they are salesmen/women first and experts way way down…Most people who spend the time can probably get more knowledge than many (not all of course) realtors…
Just sounds bad to use the same person you were really upset with previously and you’re setting up yourself to be annoyed again.

**Discuss your plan & strategy with your tax advisor.[/quote]The sell and rebuy again is a great point I didn’t think about…Sorta like if you can sell a stock and rebuy the same thing, but not pay taxes on the 1st sale, sounds like a no brainer…at least when it comes to stocks.
Course, a house is a lot more work with fees, hassles, differences in properties which makes it so much more work…
