Could not help but comment … I know this is an old threat with numerous points that have been put forth with strong conviction but a little knowledge can go a long way. ANYONE going thru the loan/mortgage process should review a few basics and also update the current trends – especailly with brokers… the gold standard web page to arm yourself with an excellent & indepth overview of the loan/mortgage business is Jack M. Guttentag’s site at http://www.mtgprofessor.com from the Wharton School of Business.
I have no connection with him or his site other than as a perspective buyer myself seeking as much info before hand and stumbled on to his site – highly recommend for anyone in the process of buying. Additionally, some of the best free-use mortgage & home finance calculators you can find anywhere are all on this site for no charge. There is a lot of info here with numerous submenus that will take a few evenings to filter thru – but once completed you will be much better prepared to face the challenge of a mortgage loan and home purchase.
Hope your situation is resolved with positive outcomes…

Like your thread name … and a running route or bicycle tour is the best way to get a feel for an area. I was looking at San Elijo Hills (Westcliffe) only from a paper/internet/geographical search – as we are in the early process of a home & area search. Geographically this area appears great – just North of RSF and South of Carlsbad, close enough to the ocean for temperature moderation, high enough on the hill to catch the breeze, great freeway excess, proximity to services but still distinct enough on it’s own. Ok … RSF it is not nor a Carlsbad – but for the price range and with the bear market still on the way down … maybe in 1-2 decades it could be Carlsbad or better??? What of the builder?
What of the “planned community” – still going thru or put on hold. From others on these post looks like tax & ownership fees are high.
Your thoughts & insight are appreciated …

Looking forward to finally putting down roots and excited we have chosen N County. We will research in-depth the places you & others have suggested but the more I hear of the area you are in the more appealing it seems… still, we want to keep all options open and attempt to stick to our priority list.
I lived off & on for 15 years in Va Beach, VA (owned two different properties there) with a short two yr stay in D.C. (Georgetown) … also a ten year stretch in San Diego (IB, Pt Loma, and Coronado – all rentals). We currently live in Micronesia on the Governments coin – yes, a small tropical Island (Guam) and we do have Island fever but are making the most out of it…. It is a very, very, very long plane ride back – especially with three little ones. How many middle aged parents can take their little ones to a tropical Island for a few years – and get paid for it. It is a give & take but we do not want to compromise too much in our final home.
The Wine Festival & Eco Preserve would fit well with our family … I know some of Temecula and the valley but cannot wait to see the changes and get a real feel for the area.
Stay in touch and of any major changes in the region… James

To be honest – “pretty darn nice” fits well for family and what I am looking for. Temecula was not in my original search but after hearing folks talk from Piggs it is on the short list – maybe on the outskirts of town as others have suggested. What effect of the city being part of the County of Riverside play … infrastructure, city services (fire, police, waste), taxes comapred to San Diego County?
