ParticipantI have not seen any gated areas in the Covenant. I have seen them in Fairbanks Ranch and off of RSF Farms Road. Not sure about Cielo.
BG probably meant the intersection of Las Planideras and Via De La Valle. There is a sign there at the bottom of the hill that says: “Historic RSF”

There is this realtor near my old rental house in PQ, and his firm is called “Smart Realty” or something like that. He drives a small white Smart Car. Right, very smart…I’m not going in that car to go look at homes! Very smart…now we have to take 2 cars to go look at homes and burn more gas than if we just took one.
Very Smart.

No way in hell would I let my daughter dance in this. Cabarets are meant to be sexually suggestive. Anyone who thinks this is ok, should also think non-stripping pole dancing for 9 year olds is ok as well. This is effectively that, without the pole.

ParticipantA SWE starting in 1996 would be making in the low-$30k range. I know, because I started in 1996. 🙂
1996 was the last trough…adjust for inflation and that is the absolute floor of the San Diego market.
I believe conventional loan rates were in the 8% range in 1996. So you have to adjust based on the greater affordability.
And you have to adjust upwards for the more diversified industries that San Diego has now thanks to the dot com bubble, and for the lower interest rates.
Then you have to adjust downward for the high unemployment, but that is mostly hitting the non-college crowd, so let’s call that adjustment a wash with the diversified economy.
I think the bottom here is 1996, inflation adjusted, and interest rate adjusted (from 8% to 5%). I believe nominally, that takes us to the 2001-2002 price range.
