Thank you. I remeasured but still appears to be less than what I *think* the setback should be.
I found paperwork from the last sale of the home behind me that details all of the unusual lot line happenings with our two properties and specifically states a 5 foot set back and increases the size of my property and decreases the size of their property. (Both lots were owned by one party way back when and then the original division was rather odd). I would expect that the architects / permit providers had copies of this documentation and that everything *should* be on the up and up.
I tried calling the permit office to confirm and they were definitely trying to be helpful but the first person reviewed my docs and said it had to 5 feet and I should call compliance. The second person said all RS-1’s in San Diego were now effectively RS-2s with a smaller set back but then said she did not know much about the topic? I was then directed to contact the inspector. I have contacted him, but hope this is not seen as an aggressive act. I just can’t seem to figure out what the current rules are.
JCParticipantThis was very helpful. Thank you very much!
I’m in RS-1-7 and the documents seem to indicate that the rear set back should be 5 feet. We are on very small lots, so not sure if there is a difference?
I measured to where the wood / trench is for the foundation and it is less than 5 feet, so I emailed the project coordinator for the building permit to see if they might be able to provide additional information.
JCParticipantSorry. I should have been more specific. This is San Diego County, residential property and behind (back) set back. I’m on what I think is called a “half block” so we are already very very close without the new addition being built.
I went to the permit department, but you can’t make a copy of the plans (or take a photo of them) to try to ascertain where the planned building stops and starts.
Good point — Sounds like I need to call them and figure out what the official setback is for my area, measure now that they have marked off the new building area, and call compliance IF it is not the right amount.
This is probably a silly question, but I don’t believe someone could get a permit for something if it did not meet regulations. And, if they get a permit, there are inspections, correct? So, how could they get away with it?
The sassy lady who helped me at the permit office simply said that people can and do encroach all of the time?

I work a lot of hours and from home so my routine varies little so you can pretty much expect the same sounds out of my house on a daily basis. Maybe he travels a lot? Normally, I would go chat with someone but when I tried to talk to him when he came by to yell at/threaten me, I could not get a word in. Several neighbors have offered to set him straight but I’d rather just keep things as peaceful as possible. AND, the insulation will also keep the dogs warm when they are in there so it is not just to manage him. Oh, and it might keep me from passing out on the treadmill in the Summer as it gets very toasty in there. I need less excuses to avoid the treadmill!:)

He gets in rages from time to time and yells the F bomb at me and the dogs. My other neighbors say “What dogs? I never hear them”.
I like to keep the peace as much as possible and he seems a little scary so seems like worthwhile investment.

So, I probably should have mentioned the intended usage of the garage. I am going to use it as a place to keep the dogs when I have workers in my house helping me to remodel the interior, so I want it to be comfortable (insulation). I wont have a car in there (my car is not garage worthy), but I will have a strange mix of dog crates, tools, and my treadmill. I am hoping the insulation and covering will also add some measure of sound reduction to be sure to not annoy neighbors with the sound of the treadmill or if the dogs bark a bit.
If I just used it for tools and to store the car, I would probably not insulate and try to finish as it is just a small stand alone one car garage.

Even though I picked a main pre-mix color, it still needs to be mixed at the store. They sent the directions to ACE and I will be in business shortly.
sdduuuude – I am sure you are right. It will peel eventually, but I spent days stripping the many many layers of paint already there and could not get it completely clean so I really think I have to paint to get a cleaner look. the house is old — 1928 so lots to contend with. π
Thanks for the input!
JCParticipantI don’t know if this helps your survey, but I live in a house that is just under 1300 square feet and it is actually too big for me AND in this space the dogs actually have their own room. (Not what I intended when I moved in, but….).
I love my place but would have been fine in 900 square feet. Just got tired of looking after 5 years and went with whoever said yes to my offer.
Lucky for me I had a great realtor and I really do love my place. (It just seems a total waste that I have one full bedroom that I have never used). π
JCParticipantfound this recommendation on piggington over a year ago and he was awesome. fair price and very honest.

JCParticipantOk, this site is just awesome. Thanks to Piggs, I found a great realtor who also referred me to an awesome broker. I have found a great electrician, a great roofer, etc. Therefore, I am back to ask for recommendations on a good painter for the outside of my home. Any thoughts? Thank you!

September 26, 2012 at 7:02 AM in reply to: Input Request: Repairs Affecting Your Property and Another Property #751879JCParticipantThank you so much for the input. That sounds prudent and fair. And, I dont honestly know if the property management company really contacted the owner of the property. (The comments on this property management group online are scathing and the folks that rent next door are beyond exasperated with them and they are not the type to get exasperated). And, I would really prefer that the owners pay half and will document and suggest but I care most about having a safe fence. My dogs receive top notch professional training and I do what I can too so they are not a menace but they are big and could accidentally knock a child down. This is fixable and there is no reason for anyone to get hurt.
