ParticipantLike so many have said before, this bill, although far from perfect is a step in the right direction for this country. I am glad it is now signed into law. It is significant, historic legislation on a par with the passing of Medicare for seniors and the disabled…that happened over 40 years ago ! Now we must keep pushing for the next step and that is “single payer” health care paid for by the state or the federal government which should work just like Medicare does. Let’s eliminate the powerful, Insurance Industry Business from health care.

ParticipantIn my opinion your landlord is praying that you won’t sue him in small claims court so he gets to keep your deposit. You should not let the rascal get away with it. Sounds like you’ve kept good documentation. Hopefully you took photos to document the condition of the place before you vacated. Start building your case and file suit. It’s easy and cheap and you will win if you state your case clearly and have receipts/photos/letters and witnesses to back it up. Courts seem to be sympathetic to the tenant. Good luck and let’s know how it turns out..

ParticipantThis little “updated” Craftsman is in a decent area of Northpark and should rent for $1500 or so per month.
If you do the math, and apply a GRM of 10 then the place would value about $180k.
During the recent bubble the GRM’s went nuts to over 20 and sales price became completely disconnected from the fundamentals.
I think prices in this area will come down to 10xGRM eventually, perhaps by late 2010 or 2011.
I’d wait a while to buy and watch the prices and GRM’s come back down to reality.Irish
