This guy is great. He will sell you the springs and will even take your call if you have questions.
Changing these springs is not difficult. While you are at it, consider the Liftmaster jackshaft opener. Mounts on the side leaving more room in the center of your garage. Quiet too.

But trust be, buy a chinese opera CD and play that every morning around 5:30am….. I’m sure 95% of the population can’t stand it…[/quote]And, start cooking with curry and windows open.

ParticipantSo Brian, … how’s about showing the landlord that he is not charging *enough* rent. You know hot market and all. 🙂 Maybe they can’t afford a rent increase.

ParticipantNot sure what you are asking as Feds pay SS not States. However, they do look at state law:
This section describes the procedure for determining that a non-marital legal relationship (such as a civil union, domestic partnership, or reciprocal beneficiary relationship):
can be treated as a marital relationship for purposes of determining entitlement to benefits; and
meets the duration of marital relationship requirement.
The Social Security Act allows us to consider the claimant to be the number holder (NH)’s spouse for benefit purposes if the state of the NH’s domicile would allow the claimant to inherit a spouse’s share of the NH’s personal property if the NH died without leaving a will. Under these circumstances, we will treat the couple’s relationship as a marital relationship.

The point still is, and especially if civil unions are unconstitutional, any ‘union’ can get benefits.
Which brings the discussion back around to definition of marriage. I think we are done now. Good day.
Hobie
ParticipantNow spending for a transgendered bathroom. Hmm. 🙂
Back on topic.
Quote:
The court effectively ruled that states must convey all benefits to same sex couples as are available to opposite sex couples. My statement said this is exactly what a civil union does. Followed by ‘strict’ econ perspective.
Emotion aside, just make two columns and compare costs. Just like Econ 200. That is as far as I wanted to discuss because as like the rest here, I don’t care what you do with whomever, wherever, or whatever.
So why haven’t the feminists weighed in the polygamist lifestyle?

Just like a civil union.Don’t want to get into the definition of marriage nor the dilution of said union.
Gay folks are about 5% and who knows how many elect to now get married, mayby 2% of that. Now just how much money will we now have to be spend to write and amend laws and reprint forms to comply with this very small population.
From a strict econ perspective, ( even with the collection of ‘marriage’ tax) it just is too costly.
But, there I go again, I need to produce something in order to collect my pay. Different mindset.
Wish the focus was elsewhere.

Participant..been laid lately? 😉

ParticipantI’ve heard that CC tend to matriculate into certain CSU or UC’s. Not a formal agreement. Rumor probably.
All else equal, distance to home and traffic might be a factor.

ParticipantLooks like pedal to the metal syndrome 😉

Participant” Thank you for coming to the meeting. Any owner input?
Thank you for your questions….We are all just volunteers here trying to do the right thing to preserve our property values. We were advised by management that this was the best course of action and we all agreed. After all this is why we pay for management service. $4600 seems reasonable to prevent decline of values and prevent future costs of repairing leaking window damage. And it is voluntary participation. What is your problem? Also, you are the only one objecting to this matter. Hmm. Next agenda item.”
Got to get a majority of normal on the board. Easier said than done.

Participant4. Management has a friend in the window biz. Getting kickback or own windows free. Darn near impossible to prove. Be interesting to find out who started the whole window replacement process. 3 quotes for the recommended vendor? Fishy.
Your response letters are too nice and rational, flu. These management types thrive on the power and I feel a lawyer type response letter shuts them down faster. Aesthetics are a touch thing to describe in a violation. ie. fading brown color.
I also like distributing their response to other owners stating that this is voluntary.
Good on you for wanting to get on the board. You will be amazed and frustrated with the incompetence of many of these board members.
“Follow the money” You’ll be pissed.
Be ready for the common excuse for everything: “Preserve resale values”. Short of having cars on blocks in the front yard, it’s the comps that matter with respect to current prices.
Go flu, go!!!!

ParticipantI’ve got OBI. 2 lines. About 2 years old. It uses google voice as the carrier. Good call quality 99% of the time. Sometimes get static. Might be related to home internet traffic. Not sure and not enough to warrant a long detective job. I have cable and fast router. Kept same phone numbers as with ATT and save about $50/mo. One time cost to buy OBI $75.

ParticipantLook for sticker inside frame. Not a field repair to reinstall gas. Oh, and price. Normally an upgrade not a oem install on tract.
Clever idea with drilling hole. Pretty tight but may be able to get a tiny hole at top of glass and blow compressed air inside. Bit more wiggle room at top. long shot though

ParticipantAppears just the seal went bad. These windows are not in a vacuum or contain inert gas.
From the outside they will remove the outside single pane, clean window, reseal and reinstall old glass.
