If they can’t work out a check then this may be futile, but set up a separate bank account just for wire transfers only. Keep min amount in only to keep open. This way there is no access to your main $$ accounts. Treat it as a holding account and transfer funds out asap.

Exactly. What do the neighbors know. I’d be surprised if this issue was isolated to this particular lot. If it was, then recompacting would probably be the ticket. But many others suggest a larger geologic component.
Thinking the owner knows more than they are telling you. Not good for you. Without finding out the underlying cause, even a low ball offer would be too high. Chat up a geologist.
This kind of thing is what geologist live for 😉 People know what is going on at that site. Otherwise it would have sold by now.

I see this as two step approach. Cost of house and foundation work. House is irrespective of the foundation.
I would hire geologist to walk the site and review soil reports and grading plans from surrounding lots. Probably $1k to get you a ballpark idea of the potential $ exposure for foundation work.

ParticipantI’m very interested in the radiant floor. Not very common on the west coast but I think it has great potential, especially with high ceiling homes or just taking the chill out of a workshop.
Since the tubing is embedded in the concrete they create ‘zones’ with specific runs. I wonder if they build in any redundancy using side by side backup tubes? Also, do you need a thicker slab due to the tubing potentially creating weak points or thinner slab cross section.
Do your architect create the working plans? I’m looking for a draftsman for such.
