ParticipantAll depends on prop management. Best to get an individual lease for each roommate. Some will, some won’t. Guessing around IV they are pretty hard core as that is where the parties are. Around the mesa where you would get a house you might rent from owner.
Be sure to photo/doc *everything* during walkthrough. This is a moneymaker for prop mgmt when kids move out and they claim all sorts of damage and stains. Test each light,plug and door hinges and locks. (even bathroom)
As scaredy mentioned, get in touch with all of the parents. They are probably expecting you to review the lease and advise them anyway.
If you are lucky they will all be in the same frame of mind and willingly work together. We were lucky in this respect.
Kids usually split internet/electric/etc equally with a different kid owning each bill. ie. kid 1 pays internet, kid 2 is electric, etc. The kids will VENMO money to each other when bills are due.
Best to have your name on the bill too so you have access and know it has been paid. Nothing is more frustrating than inquiring about a cable bill and they won’t talk to you as you are not on the account.
(ps. get used to this as when they turn 18 the school denies all access to school records; grades, finances, loans, to you. Magically, they have become adults, don’t you know;) Even though you are paying the bills!!!

Boys are easy. They will find their own ratty furniture and trade for couches, tables, etc. Girls, .. well moms are going nuts with the nesting. All new glassware, plates, couch, decorations, you get the idea. Bet I spent $1000 for darling daughter’s first apt setup. That was 8 girls too. Turned into a huge party house. And these were all ‘nice’ girls with solid families.
Oh, and remind son that he will have to move and store everything he acquires. That means a rental unit for the summer or haul it home.
Less is more.

ParticipantPaywall so can’t read article. But I think this is old news regarding ‘foreign’ investment in NZ real estate driving up prices. And their reaction as over 60% reduction in NZ not owning their own homes due to high prices. They want property to be owned by NZ not foreigners.
You should really be against a merit system as only the brightest and most educated will be allowed in. Kinda elitist huh.
Plus there is a difference between the chain migration and individual merit. Let’s see the actual text of proposed law before we all get bent.

ParticipantVery compassionate of you Brian. As mentioned, the residents had nothing to do with the cause of the wildland fires and were receiving ‘services’ just like everyone else, yet they will suffer due to legal issues.
If you were true to your ideology, you would be pitching for forcing the electric monopoly to underground all of their services. Same school of thought as requiring them to have a specific amount of energy generated with green tech. Not economical, but politically favorable.
Does your ‘boonies’ statement hold up to the folks living on a ranch or in the middle of a farm growing the food you eat? No electric for them either?

oh, regarding the link – not much. I think a very modern artsy, clean, no funk smell. Probably cost $100k for the remodel.

ParticipantFor you own peace of mind, you might give your gas utility a call for a free inspection. They will take a look at all gas appliances for proper operation. Nice service.
A quick call to your permit office will give you the correct answer. I’d verify to keep your insurance folks happy.
Remember the reason behind the permit. Safety. Those building codes are written from the blood of others. They are there for your protection.
Lots of well intentioned people, handymen or owners may make serious mistakes risking life safety. Permits help prevent this.

ps. either by mistake or on purpose a more common problem that causes a compressor to fail is to mix refrigerants. Slow death and you won’t know until the next guy opens up the system.

Once you have that data and apply the ‘last mile’ issue we can talk.
