ParticipantI’m in for PG&E too. SDGE had to buy helo,turns off backcountry power during wind storms, paid a bunch of damages, now has new trucks driving on the road. They are making $, same track for PGE.

ParticipantSchool districts play a shell game with income. In order to get fed money, they have to comply with fed programs. Same with State. Hence the huge funding for special ed, ESL, immersion programs.
Remember reserves and operation funds are different animals. They are full funded for the day to day payment of teachers, staff, repairs,etc. When the buildings fall down, and there are no reserves, then wha-la, a new bond will pass and all is well again.
Every superintendent feathers their own nest by pitching new bonds, ‘for the children’. Cbad is now pitching prop HH after spending a boatload of money from the last bond about 10 years ago. Not sure if test scores went up after the bond, but there has been a bunch of new construction and renovation.
Cbad is just better at selling bonds. Test scores are still good in SM. Not sure jumping ship would be a net gain.
Plus, maybe the State getting involved is necessary as the current district admin let the reserves fall so low. State will not get involved over this, only major corruption, etc. State control here, I think it is a false flag argument.
If it were me, I would make your decisions on the quality of the actual teachers at your schools. Good schools generally have low turnover in teachers.

ParticipantNo rebate. Do you do email billing? Monthly statement shows rent X less discount X = same rent. Statement would have +3% each Jan. Was thinking elaborating on reason for discount, but now think that would open you up to some kind of discriminatory claim.

ParticipantI view annual increases in the higher end market ( or quality long term tenants) as nitpicking. I’m thinking contract builds in 3% increase with a 3% courtesy discount for on-time payment history or preferred tenant status, etc. Keeps good tenant happy. Now if you are renting to college kids, 3% auto increase 😉

Not thrilled with autonomous cars, but would agree it is will happen. No one has discussed this yet but self driving cars is actually a very plausible way to reduce congestion. If each car identifies its destination, then it can pick and sort out what freeway lanes to use all the while of keeping speed more constant and efficient.

ParticipantWhat is the existing roof design? Flat, truss, rafter? Which walls are load bearing? What is the foundation? Guessing this is an old bungalow or north park type home.
You might get lucky and have a home with rafters peaking at the center crown. I could see vaulting ceiling here easily. Essentially you would be creating a truss. Otherwise you are into quite a substantial construction project as this is structural. Either way, you need an architect signed plans and calculations.
Have a general contractor stop by for a quick look. This is best as you may be relocating electric, water, or gas runs too.
Next best would be to take photo of exterior and submit a contractors forum. It will get you in the ballpark.
