    4.50% is 1.8 pts cost

    15 YR rates
    4.375% NO points

    The 10 YR bond is up about 25% in the last week.
    Crazy volatility…

    The 5.00% that was available at zero points this morning, closed the day at a cost of 1pt. Huge move in a day.

    The cost to get 4.50% right now is 2.50pts.

    Kent, it’s impossible to know where rates are headed.
