ParticipantI talk to a lot of homeowners and don’t hear much whining.
I hear mostly denial or nothing, as they are in shock when I tell them what the current comps are in their area.
Perhaps they whine to their family, friends or neighbors, and it could be one of those people that put them into their crappy loan.
If they are whining about losses now, expect them to be crying at this time next year.

It’s too soon here, Wait until 2010-2011 and you might.
Once the market bottoms, it’s going to be flat for awhile. So many people will have lost homes and will not want anything to do with purchasing one. They will be the bitter renters of the next decade…with a rental that they can actually afford.
The market isn’t going to bounce 10% or 20% off of the bottom quickly. There will be deals, even for those who need loans, and you may have more to choose from than you can imagine. Most people still wont have cash for a decent down.
Once the majority of ARMS stop resetting the first time, and the neg am loans are cleaned up, it will settle down.
It just takes patience. If the govt continues to come up with more delay tactics to stall the fall, it’s a different story.

ParticipantThe AGENT doesn’t want the buyer to!
That might require work on their part.In the days when I was aggressive about buying property, I would lay out for the agent what I wanted, and what MY terms were. I spoke to a lot of them. Some actually said to me that if they could find properties on my terms, they would buy them themselves…
I persisted, but not with them.Of course all agents aren’t bad, but this is the sales stuff that is available to agents through industry publications…. Tips on how to succeed…
Don’t forget that these are the same people who are repeating the NAR propaganda of the bottom is in, and we’ll be out of the woods soon… Just repeat it to yourself so you can comvince the buyers (see #8 above!)
So, if you are demanding, want a deal, and don’t want to listen to the agent, you better not be late to an appt !!!

December 15, 2007 at 1:35 PM in reply to: Survey: 60% homeowners still think prices are going to increase soon #117889HLS
ParticipantViewing this “poll” as anything is silly.
“The survey found 21 percent of the 1,168 surveyed see a fall in prices, with those heavily concentrated in areas that have already seen values decline”
Why do you assume it’s nationwide ? The only fact is 1168 people. They could have been real estate agents.
They could have been people who were called during dinner.I cannot understand why anybody would even waste their time. Without demographics, it’s complety random, with nothing to indicate that it is a “nationwide” poll.
If it had a positive spin, it’s what I would expect from the NAR. It’s less useful than a press release that cites the median.
