Anybody can say that, I’ll prove it to you.You didn’t say exactly how much you have to put down.
Did you ask for any seller contribution to your closing costs ?If it’s your dream home, it is already a whole lot less than you would have paid several years ago.
It is probably going to drop in value more, but monthly rents may not drop. It’s still going to cost you to live somehwere every month.If you are willing to look at a non-recourse purchase loan for what it is, then you will just be renting from the lender for awhile, with a slight possibility of appreciation, maybe, someday.
Without knowing what you qualify for, it’s impossible to quote a rate or payment.
With 10% down, If you are looking at a fully amortized payment, fixed for 30 years, with MI, at the PAR rate, your net housing expense (PITI) per month will be over $3000 per month EVEN IF your situation/credit score/income is perfect.
With 20% down, a $360K loan at par TODAY would have payments of $2154 PI. + TI
No matter what you decide to do in CA, buying rental property for CASH is not a wise thing to do.
There are other creative ways to look at your situation.

I’ve had the same accountant who I respect and have used for over 25 years, and he doesn’t understand the first thing about originating a loan, nor does he want to review loan docs. That’s not his concern.

Gotta lay it on the line for you…
When you get to the bar at 8pm, it’s real early in the evening. A couple of possibilities make you turn your head and you start thinking how good they look.
Now, the fact is that you aren’t as young as you used to be, so you are only looking to make 1 choice that evening.
It’s Saturday night, just after 8pm. The night is young. Why would you make a decision so early ? Your wingman is right there making sure that you see what you both need to see. It’s a long way off until last call, almost 6 hours.
Don’t you think that there will be plenty of talent to choose from long before both hands are on 12 ?
What’s the rush… patience is a virtue. Around 10 or 10:30, the selection should be better, and still give you plenty of choices of exactly what you are looking for, rather than the one that reminds you of being in Amsterdam every night that you peek out your window.
It’s a long way from last call. If it were 1:30am, I might be suggesting that you check it out, but I gotta remind you that it’s not even 8:30 yet and time to order another drink, and keep your eyes on the door for what may appear.
Make sure that your watch is on west coast time. Relax for another hour or so and stick around, because you know it’s going to get more interesting….The closest you want to be to Amsterdam is ordering a Heinekin.

Selection at COSTCO is OK, but very limited.LCD should be a better value and MUCH, MUCH cheaper on electricity use. (I read that plasma could easily run over $10 a month)
WALMART has had some nice deals lately, but last time I checked the largest set was 42″. They were offering extended payments at 0% interest if purchased by 12-31, I don’t know if that offer is still on.

I hear mostly denial or nothing, as they are in shock when I tell them what the current comps are in their area.
Perhaps they whine to their family, friends or neighbors, and it could be one of those people that put them into their crappy loan.
If they are whining about losses now, expect them to be crying at this time next year.
