ParticipantFSBO,
Not only is it “too good to be true”
IT ISN’T TRUE….The fine print isn’t confusing to me.. it’s just the FINE PRINT
Based upon the current Prime Rate, your rate may be as low as 4.25%. Rate is based upon credit criteria. Your rate may be higher. Although your fully-indexed rate is subject to change monthly, the Prime Rate may change at any time. The maximum APR is 15.00%. The minimum APR is 3.50%
IF YOU QUALIFY, it’s prime minus .75% with a floor rate of 3.50% and a max rate of 15.00%
10 YR interest only & draw period, followed by a 15 YR (P&I)repayment period.
Sorry to burst your bubble, it’s NOT a fixed 25 YR 2nd at 4.50%, (Unless prime stays below 5.25%!)
It is a standard decent rate for a HELOC. Prime could be 10% in a few years, who knows. Do ya feel lucky ?
I recommend large HELOCS to people who need the loan and could pay them off with liquid assets if they had to, if the rates get silly. Up to $250,000 they are easier to get than over $250K.
It’s a gamble to take a large amount for the long term, but could still work out. Hindsight will tell.
Adjustable rates are normally in the house’s favor, and the borrower isn’t the house.

You can do a search in the box on the left for
Home Loan Sheldon or send an email to [email protected]I can’t comment on bankrate, have no idea who they send you to or what they are quoting you. There are situations that get misquoted online all the time, and it’s funny how it doesn’t get straightened out until after your are well into the process, and the rate gets raised.
How “fabulous” are the rates and what are the fees to get the rate ??
I can get basic approval and underwriting conditions for you 24/7 myself within a short time of taking an application. With this approval, the rate can be locked on a business day. Provide the conditions and it’s a breeze,
Done in 10 days to 2 weeks. If the borrower cannot provide the conditions, that’s where problems start. (Proving imcome, documenting down payments, job history, etc) Then it’s no loan.
If your shopping solely by rate, you are asking for trouble.
Millions of people think that they got a great rate when they shopped by rate, and their experience turned into a nightmare. There are some great realtors out there, including the ones on this board that are straight as an arrow.
There are many agents though that don’t understand the financing aspect one bit. They earn nothing if the deal doesn’t get done. They may not be sending you to someone who is fair, but just to someone who will hopefully get the deal done for them. Do you think most agents care if you getting the right rates/fees ?
Joe, shop til you drop, knock yourself out.
My office is in Temecula, I live in Fallbrook, I’m generally available 7 days a week. I’m available by phone about 16 hours a day. I do this because I enjoy it.
Contact me if you have any questions. I may have to call you back, but I don’t bite.
By paying a “discount fee” you can always buy a rate down, if you have the $. There are 30 YR fixed rates at 5% or less with a cost. Don’t get fooled by rates without knowing the fee.

ParticipantBarbara Baker, a real estate agent in Murrieta. “And I told them, ‘If you don’t do it (buy a home) now, you’ll always be a renter.'”

If this woman wasn’t a RE agent looking for a commission, would she have the same opinion ???Can somebody please ask her where she got her crystal ball ?
and what qualifies her to make statements like that…It’s people like her and quotes like hers that need to be addressed !!
When Bear Stearns stock was $50, would a stockbroker have said if you don’t buy any now, you’ll never be able to afford it ? (Down from $156, the stock is now $10)
I don’t think so…..HLS

ParticipantI am dying to know..
Has anyone with the sleep number tried the glass of red wine on one side while jumping on the other side ??Best bed that I have read about is only sold via mail order from a company in Omaha. It’s $3000-3500 and is usually through referral from a chiro. I think that they offer a 30 day warranty, and prob pay the chiro a commission. They said that they don’t market it any other way.
Other than Sleep Number, you pay for the name when the exact same guts (coils, foam etc) may be available for less under a diff name.
There is a guy who has been in biz for many years selling matresses in Murrieta. The owner is the only one there, he isn’t high pressure and is easy to deal with.
You can go batty with decisions, regular, pillowtop, eurotop,
I remember prices from a few hundred up to around $2000 and he had good answers to questions.HLS
