Why are houses just west of Rancho Sante Fe Road (Rancho Carillo Area) approx $50-$75K higher for the same square footage than Old Creek Ranch/SEH. Is it purely having Carlsbad Address? The schools are the exact same with Old Creek Ranch. I would not think Carlsbad address vs San Marcos Address hold a that much of a premium in the market place, but current pricing shows this. Any thoughts?

What intersting about OCR vs SEH is that the town center and parks of SEH are actually closer (easier) to walk to from OCR than they are if you are at the top of the hill (questhaven/antilla) area. I cant imagine I would walk up and down that hill to the town center very often. I do think the older parts of SEH with an easy walk to the towncenter should sell at a premium, but just cant see the houses on top of the hill unless they are on a view lot.
