El Cajon used to be ice, and it’s now more likely sun.

Since you want non-pc, I’ll give it you. The real difference is trashy people vs. better behaved people.
You do need to move away from California, my friend. π
http://www.latimes.com/news/local/la-2008election-california-results,0,3304898.htmlstory%5B/quote%5DSince the pricing correlation I suggested is correct, and people do self-segregate ( http://www.dailymail.co.uk/news/article-1315078/Race-maps-America.html#ixzz10k72lgfN ) I can only assume you’re saying sun people are trashy. Which is, indeed, politically incorrect.
I’m sure it isn’t anything anyone likes to talk about but if you have two geographically identical areas within similar commuting distance and one is 80% sun people and one 80% ice people and the schools reflect those demographics the ice people area is going to have greater demand and greater prices.
I’m not sure your point regarding California voting for Obama. Too many of those white Obama voters are closet racists. Voting Obama was a great way to look like you’re in touch with sun people as you stay ensconced in your ice people enclave.
My point with all this, of course, is to simply state openly what many buyers think about when purchasing and determining value but don’t want to publicly state. Folks prefer to talk about this and that but if ice people can afford to keep their kid out of the sun people school they often will which obviously helps drive the demand side of the pricing metric. I am not trying to get into a political or race bashing argument.
Incidentally, I voted for a black guy for president.

ParticipantA factor helps explain some pricing in comparing areas is the elephant in the room everyone will fall over themselves trying not to notice. I thought someone would come out and say it in a few posts above, but no one did.
If area schools are filled with ice people you pay more. If filled with sun people you pay less.
It always cracks me up that my die-hard left-wing friends always talk a good game but live smack in the middle of ice people central.
(See John Derbyshire “We Are Doomed” for more on Ice People and Sun People (broadly speaking Asians and whites, and blacks and Hispanics). Please ignore crackpots and racists on the subject.)

Participant
So why risk it?
Because eventually time catches up with everyone and you have to start living and stop waiting?
Of course for people who don’t buy into the “a person’s house is their castle” way of thinking and have no psychological need/desire to own the best home they’ll ever own in their lives (before they’re too old to enjoy it) or raise kids in said home and send them to the school of choice, this means nothing to them and will not be concerned.
For many of us, I suspect, life goes on and at some point you need to get on with it and plant your roots. And waiting for the ideal timing of the market is a false economy where the money you might save is not worth the time lost.
