For my own education, can someone please list out these enrichment programs? The (dumb) people that I hang out with do not seem to know about them. Must know which these places are 🙂

ParticipantI agree with other posters that one should work as long as one can.
However, my understanding is that you do not have to pay 10% penalty for withdrawing from your IRA before qualifying age if you set up something called “substantially equal periodic payments” (SEPP) based on your life expectancy.
That will still count as income on which you need to pay tax on…

ParticipantRemember you will lose ~4%-6% to transaction cost (i.e. commissions, moving expenses, fixups, seller paid costs etc.) when you sell and move. That is what will not be available to buy your new house.

ParticipantOne quick thing that you may want to check is if you have a small water leak. Maybe they already checked this during inspection.
First make sure that no one is using water and see if water meter arrow is still spinning. You may want to take a picture of the arrow and compare it to the position 5-10 mins later or so. If it is spinning, you may have a leak. You can then try shutting off various valves to pinpoint where it is.

Also sewer bill is calculated based on the lowest water use month in the winter (Nov- March period?) So if you turn off/minimally use irrigation in winter, it will lower your sewer bill for the next year. (at least in San Diego city water district). Coversely, if you used lot of water in winter and only little bit in summer, your sewer bill may get bigger than water bill, I think
