ParticipantIf you are willing to take a “little bit of risk”, you can open an account with Vanguard and keep your money in VANGUARD CA LONG-TERM TAX-EXEMPT mutual fund (VCITX). You will recive 4.35% yield that is largely exempt from federal and CA taxes ( so it could be something like 6.9% pretax if you are in 28% tax bracket). You can withdraw money any time.
There is some market risk here (For example in Feb and March the fund had some losses which it since then has recovered) but the risk is much less than stocks (or RE)

ParticipantMy problems went away after I stopped sleeping on a spring mattress. Now I use fairly inexpensive firm foam mattress from Ikea on a platform bed.

ParticipantI once lived very close to this one at 7454 Sean Taylor. It definitely does not have 6 bedrooms. (all houses on that street top out at 4bed/2100sq.ft)
It was a nice house but there are many houses rented to UCSD students on that steet. While they do make a little bit of noise on Fridays once in while, usually I found them to be a good lot.
The biggest complaint was parking. There were way too many cars parked on that street (Also people on that steet had boats, toys, hummers and garages full of junk). For visitors it was very difficult to find parking.

ParticipantI think that the most obviously overestimated thing in this calculation is taxes!!!
By my calculations, a renter family of 3 making 100K, contributing to 401K etc. will pay about 18500 USD in total taxes (Fed+CA+FICA+Med). (Not $25400 as suggested in the post.) That is about 7000 USD difference in take home pay which could influence rent/buy decisions.
Why? Because there is standard deduction, exemptions, child tax credit etc. in the tax code; so you almost need to fill out your tax form to find out how much the tax owed is. I have one excel spreadsheet that I optimized for my situation for this purpose.
Does anyone that fits the above situation, share with us if their taxes are closer to 18K or 25K? I wanted to see if there is any error in my spreadsheet.
