ParticipantNah, the rally will run till this fall unless rates significantly break 6%+ and sustain it. I think itll just mean the rally will cool faster and more this fall than it would have if rates had stayed crazy. But the watercooler talk will circulate for another two or three months or so.

I dont know if that is happening now on a macro level or not, but one of the most often cited reasons for the falling rents we are seeing now is that people are grouping up to save. Kids move in with mom and dad, get a roommate, move into minidorm style living, people let out rooms, convert the garage etc. etc. hell people arent even getting divorced like they use to, all leading to atleast a temporary reduction in housing demand that I see no reason couldnt last for 1-2 years at a minimum. (rent contracts are for a year…)

[/quote]Just curious, but how do you account for the people already doing this? I attended school (ages 2-18) but never spent one day in public schools. My parents already paid all their taxes that support schools, then paid my tuition.
And the public schools I could have gone to are some of the best in the state. My parents had so much trouble with the public school system and its employees regarding my brother however, I was never allowed to go to public schools. So I just wonder, how do the piggs account for the families that are paying double cause they just dont trust the schools?(BTW, they never have ever complained about paying double. They are able to, and are lucky enough to be able to say that, so please dont rag on them for “complaining” cause they are not. I am just wondering how people take into account the familys who already pay double for their kids to attend school.)
