what? rich people dont come from arizona?
and why wouldn’t they snatch up the condos in beautiful downtown san diego… wake up in the am, take in the beautiful view of south downtown warehouses… roll down to the sidewalk to hand out your left over continental breakfast to any number of gutter people… walk down to the bay to hang out with the other vacationing ‘zonies… catch the trolley to spend the afternoon in the beautiful, international city of tijuana… back to hang out in the culturally enlightened horton plaza… finish the night off with a couple shooters at the glamorous fred’s mexican cafe… all that is easily worth a good mil or two…

drunkleParticipantwhy is the history of the central bank only 10 years long? after institution, how many “cycles”, booms and busts, how many bubbles have there been?
i suggest that the central bank isn’t interested in stopping bubbles. only monitoring them, possibly engineer them, but mainly, profit from them. you can’t profit from equality, you can’t profit from predictability. it’s a cross between gordon gecko and capt picard: make it happen.

i made the mistake of approaching a friend to be my realtor. one of those bored housewife types. after we started looking, i did some research on my own and began giving her advise. stuck…
sd r:
yes. my original posting was a rhetorical q about required disclosure. it’s just that you can’t take away what people are used to: imagine not having the internet anymore. or video rentals. or personal automobiles. etc etc.

i just ponder on things. removal of information is annoying to me.
i’ve been wondering about the actual number of homes in the country. the closest i can get is the census data on households; there are some 75 million “homes” and some 30 million rentals. if they would just give some straight numbers… and yearly market data would be nice too…
but yeah, dom is certainly a useful bargaining tool. despite the relisting, which presumably, if you can “get” dom, you can get relisting info as well. combined, you get a fuller picture. and without have to “ask” for it… some people get put out when you request more information than they have prepared for you… ie., more info than the print out from the mls.

July 8, 2007 at 7:34 PM in reply to: House I am renting is about to go into pre-foreclosure – what to do? #64710drunkleParticipantprobably not a helpful response, but…
of course he wants your money. whether or not he’s still making mortgage, defaulted, whatever, he still wants your money. who wouldn’t? if you don’t act, i’d assume he won’t either.
the question is, do you really need references? as far as i remember, at this point in time, you can’t get a bad reference. even if true. something about defamation? suing your prior employer, landlord, whatever if they say anything that impedes your future. not to say that you will, would or should, just that references aren’t taken very seriously anymore. not by corporate, anyway, ie., management co’s.
edit:
one more thing. at that point in time, will your current landlord even bother to answer calls regarding references? good or bad?

drunkleParticipantdom + number of relistings combined is useful.
what if it hasnt been relisted? knowing dom is all you have.
is it required disclosure? do used car dealers supply dom info on their stock? it’s certainly a benefit to buyers to know…
next step, deletion of past records/relists. it’s not required either, right?

drunkleParticipantthose rent numbers seem wrong. university heights is far better than np; less apts, nicer people, neat local shops.
i rent a 2/1 garage/driveway for 965. been here for awhile, early 2000’s. my neighbor has been there longer than i and still only pays some 700/mo. when my friend and i first moved into the house, rent was 800 and i thought that was high.
rents shot up in the past 5 years for retarded reasons. there’s no gentrification here, it’s still the ghetto. you want a “party”? crack whores and tweek houses abound. dont go walking at night if you’re bone white or female.
i would venture that the majority of people in np have been here a long time. many permanent renters, some older folks. the new people, the people who think it’s cute or centrally located may be paying such high rent, but they dont stay. they get disillusioned quick enough.
btw, golden hill is closer to dt, about as central as np and yet… would you buy there for 400k?
