I’d never do it. Too much that can go wrong.
Do you want to be a landlord?

I think there was come clarification by the IRS that the mello roos are tax deductible in response to something CA tried to do.
Reviving this old thread.
Anyone have further info on the above? This impacts me this tax year. :)
they already ruled on it…since 2012

My interpretation from the ruling is that it can be deductible, doesn’t mean that it is definitely deductible. Just that the State ruling mello roos as not deductible is wrong. That being said, I think it should be deductible but for most people it doesn’t matter because of AMT.
Doesn’t AMT only kick in for high earners or is there something I’m missing?

djcParticipantThanks for the reply. We’ve looked at a few houses there over the past few months. Other half really likes the area – I’m still a bit apprehensive due to location, both proximity to the old neighborhood and how “back in the corner” the area is (seems far from everything to me). I’m not military so I can’t get on base so it’s only south or west if I want to shop.
Glad to hear you like the area. I still keep an eye on the listings to see what pops up. Wilmont Ranch is nice due to the lack of MR.
Check out Pit Stop for a good burger π
djcParticipantApparently the hood is still the hood.

Shame. Some nice houses in Wilmont Ranch / Arrowood.
djcParticipantThanks for the replies. Definitely will call if I find a house – just casually looking at different areas and open houses help with the feel of the area a bit.
djcParticipantSilver Crest seems to be newer and lower cost per sq/ft, entrance looks inconvenient from the east (take Barham Dr all the way to Barham Ln and backtrack?)
Ranch Santalina is rather new.
What’s the negatives about these areas? Sprinter / Train noise? Freeway noise?
djcParticipantYeah, I drove by again and got the name. Way out of my range.
djcParticipantOn another note – do you know of any place to see what’s available via new construction in NC? My googling has yielded dated information. I saw something on the east side of RSF north of La Costa ave but can’t remember what it was.
I don’t think there’s much new contraction in the area, but curious about what there is.
djcParticipantThank you for your reply and insight. It did seem a bit tight when I drove through there, but they sure look nice on Redfin!
I know the Smilax area in Vista is rather shady and SFH isn’t too far from there. There’s a new development west of SFH that is rather cheap too, but it is closer to the bad area and has a train track running right next to it.
What areas of SM do you like? SEH is back to ridiculous prices.
djcParticipantI figured that much on my own, thanks. Was more curious if it was as extensive as a cracked slab or structural issues vs. needing rehab due to age in general.
djcParticipantThanks for the follow up, sdrealtor.
djcParticipantAh, I didn’t think about the remodeling angle and overlooked the standing wall. The house didn’t seem to be in the condition to warrant tearing it down.
djcParticipant
I’m a single female and I just got offer a job in the Carlsbad area. Prior to moving to DC, I used to live in Hillcrest. I really love the Hillcrest area, but I know the commute to Carlsbad will be horrible. What area would you Piggs suggest in North County that has a similar vibe like Hillcrest?
I work in Carlsbad. The commute from Hillcrest is opposite of traffic. I used to live in PB and drove to Carlsbad daily. The only trouble time was during the Del Mar Fair and horsey season. Other than that, it was 25 min smooth sailing.
I like south Carlsbad and as others suggested, Encinitas.
