Participantcarmelrenter, what kind of incentive did your friend get if you can disclose. I would like to purchase in CV but it seems that Pardee Homes is not willing to give much incentives especially during the down market. I tried small talk with the sale lady in Carriage Run to get some ideas on what they willing to give (incentives or upgrades)to unload one of the specs but couldn’t get much out of her.
I prefer the Arabella and the Carriage Run but the prices are 100K+ than Portico. The one reason I don’t like Portico is the common alley way for car to get in & out with no backyard. One important thing to consider is the MR from Carriage Run is less than $100 per month whereas Portico and Arabella are much higher (about $2600 per year).

ParticipantEsmeralda is too far south and too close to the border. I prefer CV and up to Carlsbad. I like La Costa Green/Oak areas like your other post but the HS is not so great. I like CV but the price has not gone down much like other areas but I don’t mind waiting….patiently.

ParticipantI went to Carriage Run in CV last week and didn’t see anything that would entice me to purchase. The release price varies from 758K-853K (plan 1), 775K-870K (plan 2) & 809k-829k (plan 3). I was told the current release for plan 3 is cheaper due to no or minimum upgrade. The sale office has the pricing a spec that is ready now for 870K but the Pardee site (Treasure Hunt) has it as 850K. I guess they don’t sync up the price or the sale office uses it as a gimmick for price negotiation for the expected buyers. They do offer incentive for going with preferred lender but will not willing to discuss how much. The sale lady was very vague and not willing to disclose much. I guess she thought I was fishing for info. Anyway, does anyone know if the base price is negotiation? Or if Pardee willing to include upgrades (100K+) as incentives? I do like that area but the price higher than Pacific Highland.
