ParticipantThere’s no deals. It’s still the same overpriced houses with a fancy bow. I feel sorry for anyone who pays that much now.

Participantwell…a Pardee new development up in Moorpark has some smoking deals…they have inventory homes selling inthe low 700’s…they are loaded and 3000plus sq ft. Certainly a great deal compared to their developments in other more desirable areas starting at a million and up. Usually if it is too good to be true then there is probably something that is a catch. Besides the area looking not so pristine…. you drive through a tired, older part of town before you drive up the hill and there it is. I checked the schools and the neighboring schools (Conejo, Simi and OP) fair MUCH better than Moorpark.

ParticipantI went to Carriage Run in CV last week and didn’t see anything that would entice me to purchase. The release price varies from 758K-853K (plan 1), 775K-870K (plan 2) & 809k-829k (plan 3). I was told the current release for plan 3 is cheaper due to no or minimum upgrade. The sale office has the pricing a spec that is ready now for 870K but the Pardee site (Treasure Hunt) has it as 850K. I guess they don’t sync up the price or the sale office uses it as a gimmick for price negotiation for the expected buyers. They do offer incentive for going with preferred lender but will not willing to discuss how much. The sale lady was very vague and not willing to disclose much. I guess she thought I was fishing for info. Anyway, does anyone know if the base price is negotiation? Or if Pardee willing to include upgrades (100K+) as incentives? I do like that area but the price higher than Pacific Highland.
