If 4S was so great, why the hell sales people from Buie Communities (builder) evacuated during the fire? I went there last couple weeks to check out the model homes and you can see some of the areas got burned pretty close to the new homes. The sales people told me they had to get out because the fire was getting way too close and don’t wanna get caught up in the log jam of trying to get out. I can’t image what the traffic is like for all those cars trying to get out of that area during crisis. Too many homes bunched up together like packed sardines…over populated. I prefer Carmel or carlsbad or cities that close by the coast. With the high Mello Roos in 4S, I am better off buying a more expensive home with small or no MR by the coast. This is a honest opinion with no hidden agenda unlike others..

Participant4spotentialbuyer, I went to 4S several weeks back and find these two builders John Laing and Buie Communities very helpful and willing to listen to potential offers. The sales lady from Buie willing to deal if you purchase one of their existing specs. I didn’t bother to “ink” the contract once I find out the Mello Roos and HOA fee. Too much for cookie cutter homes. If you have chance, go to Buie on top of the hill and look down to a valley, you will see all the homes are bunched up very close. Also pay attention on mid way to the top of the hill and you will see a burn line where the wildfire ends.

I would like to purchase in CV but it seems that Pardee Homes is not willing to give much incentives especially during the down market. I tried small talk with the sale lady in Carriage Run to get some ideas on what they willing to give (incentives or upgrades)to unload one of the specs but couldn’t get much out of her.
I prefer the Arabella and the Carriage Run but the prices are 100K+ than Portico. The one reason I don’t like Portico is the common alley way for car to get in & out with no backyard. One important thing to consider is the MR from Carriage Run is less than $100 per month whereas Portico and Arabella are much higher (about $2600 per year).
