Since you now the process of buying a home in SD, why don’t you represent yourself and put in an offer directly to the listing agent? This way you save yourself the commission by lowering the price by 2.5-3% as if you were using an agent. Or Tell the seller/agent that the actual offer is higher by 2.5-3% since you don’t have an agent. If the offer is accepted, you also save your self a little bit of money on the property tax. Why pay someone 8K for just writing contract? I am pretty sure you can get a RE attorney to look at your contract for cheaper than that. Just my 2 cents.

ParticipantI think Pardee homes are way overpriced. I was at Bridle Ridge this past weekend and all the releases were in the low 900K. Majority of the homes have canyon view which is why Pardee priced it higher than Carriage Run. The lots are small like other Pardee homes. I rather pay for low 700K in Portico than Bridle Ridge for a 2400 sqft home. Actually, I rather sit and wait for the inventory to swell up this summer so Pardee has no choice but to drop the price. They have already done so for couple specs homes in Carriage Run but not much….more like 10-20K from the initial asking price. Let’s sit and wait ….it will be interesting.
FLU, I didn’t see Pardee treat me any better having been to all their subs since I am an Asian. I guess driving Honda has something to do with it, perhaps I should pull up in a Benz or Bimmer π

I would like to see the medium range in 250 but that properly won’t happen anytime soon since most of these sellers do not have toxic mortgage. Definitely a nice area but get in and out can be a challenge during rush hour. What is the best local route commuting from 163/Balboa to this area without using the 5?

If 4S was so great, why the hell sales people from Buie Communities (builder) evacuated during the fire? I went there last couple weeks to check out the model homes and you can see some of the areas got burned pretty close to the new homes. The sales people told me they had to get out because the fire was getting way too close and don’t wanna get caught up in the log jam of trying to get out. I can’t image what the traffic is like for all those cars trying to get out of that area during crisis. Too many homes bunched up together like packed sardines…over populated. I prefer Carmel or carlsbad or cities that close by the coast. With the high Mello Roos in 4S, I am better off buying a more expensive home with small or no MR by the coast. This is a honest opinion with no hidden agenda unlike others..
