CoronitaParticipant

My middle son recently graduated wuth a BS in construction mgt and is having some difficulty finding any job.
I find myself with no advice or insight.
First commenters have given some good advice already.
Did he choose construction management because he likes hands-on construction, or because he likes to manage?
If he likes hands on construction, I think Josh is on the money. Do a year or two of framing, etc…then when the economy turns around he’ll have a degree *and* real-world experience. If it takes awhile to turn around, he can always choose the path of this guy:
https://www.youtube.com/channel/UCtXVIqkc3iBk0bV5gvcNWgw
I watch his videos a lot and he explains how he got to where he’s at. I believe he says he makes six figures now as a handyman and doesn’t even have to find new customers – he has a large client base and can pick his work. He is based out of Denver I believe.
If he doesn’t like hands-on construction, then he needs to figure out what he does like to do. That may take awhile and require multiple fresh starts. Not so much recently but a couple of decades ago most of the software developers I knew had a degree in something else, and it varied quite a bit from psychology to HW engineering and even business management. Having the degree and experience are the key things. He has the degree. Now he has to decide what experience to start working on.
When my sons graduated high school, one of them thought he wanted to be an auto mechanic. He showed us a brochure for a school up in LA that wanted like $40K a year to teach him. We told him: tell you what, get yourself a job as a mechanic right now, hold the job a year and if you like it, we’ll spring for that school next year. He made it six months and decided it wasn’t for him. Cha-ching saved myself $40K. He is now in college working towards an engineering degree.
Being a car mechanic is only fun when it’s only your car. Most of the time, it sucks when you have to fix other people’s problem and your life depends on it. People that do well care more about running the business than actually doing the hands on work…
CoronitaParticipant
holy crap, biden won! anything else new?
I unregistered as a republican last night, after maybe being registered as such for a decade or more. I forget.
I guess I’m a refugee now, lol …
Sick of too many people not doing the right thing.

If, the people cant pay now and want/need forbearance what means they can pay when forbearance ends? There will be pressure to sell the home. I think it’s likely that will increase inventory, and favor buyers after the forbearance “dust” settles. Then motivated home owners will start flinging comp bombs.
I think the financial pause is just that a pause. Home prices are where they at because there are fewer homes for sale, and some people have to move. Home prices can only be supported by the buyer pool.
San Diego’s buyer pool is affluent and usually financially educated. When they tour a home and see a model match for 30k less, they first ask what’s wrong with the other home? When the answer is nothing, it becomes a will of motivation then a line on where a short sale will be.
I’m assuming we can exclude most tech and biotech workers, since they seem to be doing well if not better and are an outlier.
Beyond that, what are the numbers looking like? Has anyone noticed if we’ve seen any pickup of migration from people North of us to down here, now that those workers are most likely working remotely indefinitely? Can’t say for sure, but I thought I’ve seen a few folks recently relocate down here from Bay Area because they think home prices here are cheap(er) and now they can work remotely from here indefinitely…
CoronitaParticipantDoubt it in SD.
CoronitaParticipantI’m contemplating selling my SFH in Carmel valley once the lease is up….Im beginning to think maybe larry ellison and elon musk are onto something and maybe retiring in a no/low capital gains state tax state is a smart move….
I wouldn’t mind living in colorado…maybe it wouldn’t be a bad idea to buy a house there as more california take refuge there eventually….
Stock market performance…. I don’t think I can duplicate what I did this year next year…
trading account: 54.13%.
IRA/401k: 14.3%
Kids 529+custodian: 13.1%Money spent on restoring my old miata…..total loss….lol…
need to find something more normal in 2021.
Happy New Year everyone! I’m thankful for still being alive .
CoronitaParticipantJust got my rent check from my final tenant last week. For 2020, none of my tenants skipped a rent check, or had to make install payments, or asked for a covid related rent deferral. One of my tenants was late by 1 week a few times, but that was more an “oops, I forgot” moment. I didn’t charge a late fee but next year when the lease is up, I’m going to require a scheduled electronic payment from something like Zelle as part of the renewal condition since I have collecting late charges.
2020 looks like it’s going to close as the best financial year for me personally. Despite the seriousness of Covid, I’ve been fortunate and dodged the financial impacts from it and added some….and I will survive at my employer to 12/31 and will have a retention bonus owed to me. Heh heh….
My goal has only been to keep the family busy and safe and to survive from catching this nasty virus….just got to be patient and hunker down and hang on for maybebW1 more year.
I’m getting really good at automotive painting and body restoration, lol But on a serious note, small retail is going to get so wacked with the second lockdown that most won’t survive. by end of next yeaez theres probably going to be a lot of great opportunities since things mleont stay closed forever. The question is , what business to buy….
CoronitaParticipantI’ll share a few tshirt designs here, and we can make this a pigg side business…
I mean, we might as well capitalize on this disinformation trend and sell shit to people who want to believe the earth is flat.
For example, here’s one:

Feedback?
We have a few other catchy phrases, but we wanted to try to trademark them before actually making them public. You know kind of like how Taylor Swift wants to trademark “Shake it off”….
I wish I knew of a trademark attorney…
*Disclaimer. Part of the proceeds will be donated to the DNC and BLM initiatives….

There’s got to be ways to exploit his cult status and make money off of these idiotic people ….
Absolutely. Except for the “loser” label part I think he would actually prefer not to be president so he can hit the links and have more freedom while still controlling his followers like puppets.
Interesting dynamics – by saying he’ll run in 2024, he’s basically locked out most if not all other GOP contenders because his minions will attack them like traitors if they do any prep work at all for a 2024 run.
Brainstorming a few t-shirt and baseball cap designs..A few questions though..
1.Where is a good place to get tshirts and caps printed at wholesale cost? I think $20-22 is probably how much people would be willing to pay for a trump 2024 t-shirt or cap.
2. What’s the best way to reach the trumpster audience to get them to buy? I’m thinking first hitting the Facebook trump groups….

CoronitaParticipant
What’s wrong with just using JB Weld?
When my son was in college and worked in a music hall setting up equipment for musicians, he said they used JB Weld all the time.
I didn’t know about it until I was putting together a Cozy Coupe child’s car and the parts were severely deformed. Instead of taking it back to the store, he whipped out some JB Weld and glued the top to the body. It held up all the years of use after that.
Jb weld actually doesn’t work that well. I don’t think it causes a chemical reaction to bond with the plastic pieces. same with epoxy. Both of these get most of the strength from the glue itself, as it hardens. I think like a arm cast. Super glue actually reacts to plastic and the baking soda makes an excellent filler and excellerant. The only other thing I would trust is using a plastic welder, which basically melts the plastic with more melted plastic. but that’s usually only works well with large areas like a broken / cracked bumper. trying to use my plastic welder on a small piece usually ends up melting and destroying the small piece.
CoronitaParticipant
Do you mix the superglue and the backing soda before applying? If so, how long do you have from when you start mixing until it hardens?
For broken pieces, I put superglue in between, holding it slightly open, get a tiny spoon of baking soda and sprinkle it in between, then slam the two pieces together as fast as I can. then I take more superglue and drop some on the outside on one side sprinkle more baking soda and use a flat screwdriver to rub it… Flip it around and do the same thing… actually, youtube has lots of video about it.
CoronitaParticipant
Yeah I’ve looked at those. I don’t know why I’m not convinced those little things will work. I’m sure not gonna test it on my windows!
But I don’t want to carry a massive hammer either.
Thus the dilemma that leads me to indecision and inaction.
Nothing is full proof, but I think having something is better than nothing… since these are pretty inexpensive I don’t have a problem getting them first and then replacing them if something is better.
CoronitaParticipant
I decided that I would start carrying a hammer in my newer cars but have not done so yet. Thanks for the reminder.
One of my great fears is being trapped in a car that is on fire, under water, etc…
I don’t know. My other much newer car doesn’t have this problem. It also has a keyless ignition (standard, I tried to get one without it), and it doesn’t jam the door lock so you cant get out.
And my other BMW that is just 1 year older without the advanced key doesn’t have any problems.
It must be the advanced key + the soft touch door close on this car. Really surprised they made it this complicated… Well then again, I’m not surprised. It’s BMW….
These work well..
CoronitaParticipant[img_assist|nid=27279|title=fusebox|desc=|link=node|align=left|width=500|height=500]
This is how retarded BMW decided to put the fuse box…
It sits a few inches behind the glove box opening, with a tiny access door.
See the really tiny fuses on the right side next to the black relay. The odd looking blue one 2nd from the bottom was the one I had to replace.
Try pulling that one out with your hands or a fuse puller is like really really difficult. I ended up taking out the yellow fuse right below it first with a pair of pliers and then had more room to grab the blue one.
And then trying to put both of them back in was a pain in the ass because the black relay on the left and the large cable harness on the right doesn’t give you a lot of room to work with even with a pair of pliers…And you can’t move around to position yourself when you can’t open the passenger door…
I was finally able to squeeze in the blue fuse after trying for a long time, and that was enough to open the passenger door…Then spent the rest of my time putting in the yellow fuse with half my body sticking out.
Who thinks of this shit? “Oh, let’s put the fuse box in the most obscure and difficult to reach location for even people with smaller hands, just so we can charge $200/hr for a technician to do it…” I’m sure there’s probably some special BMW fuse puller tool that probably costs $1000 just to change a fuse.
