CoronitaParticipant
The 1990s-designed Bimmers have a certain charm that modern, overly-gimmicky, rolling HAL-9000s on wheels don’t have. Can you even find a 5-series with a real (i.e. 3-pedal) transmission any more in the US?
Yes…
Though for most people dual clutch ends up being faster on auto-x/track.. That’s why the Porsche GT3 only comes with a dual clutch now..
CoronitaParticipantIs this an E39 M5?
If not, I’m surprised the insurance company won’t just total the car… You could get another one for $11k I think…
I’d probably ditch the car for $11k.
If you do take it to get it repaired, take it to either Phil Thearles Autowerk or West Coast Specialties..
Will it creek?… It will be fine if you take it to a reputable shop….I had frame subframe damage on one of my audis about 9-10 years ago. Long story short, I ran off course was some debris which I ended up running over that ended up crushing driver side subframe and pushing up my floor pan abour 3 inches. Car was in the shop for about 4 months, they had to pull the engine out, and the bill ended up being $8k… That was back in NorCal…. If you go to a reputable repair shop, should be fine….
BTW: on the newer bimmers. The rear quarter panels don’t even use welding anymore. They use bonding material…
Check it out..

CoronitaParticipantYou wouldn’t happen to be one of the companies relocating to Texas, would you? 🙂
CoronitaParticipant
As expected, some people are leaving jobs that they never even wanted with ACA moving forward. Also, stated, some people who don’t have any job may take some of these “decent/crappy” jobs with healthcare from people who didn’t want them to begin with or wanted to retire, etc… A more proper alignment and better use of work resources overall to have people working who actually wants to be there.

from the quoted article….
#1
The CBO has explained that those with low incomes would have more financial resources due to the expansion of Medicaid and subsidies to purchase health insurance, which would “encourage some people to work fewer hours or to withdraw from the labor market.”
#2
Plus, the CBO said, some workers nearing retirement will retire earlier than normal because the law provides more protections for health insurance, such as limiting how much more companies can charge older people and requiring the coverage of preexisting conditions.
Ok, for #2, I see as a retiree why this would be good. They worked, and retired…Ok I get that..
However, regarding #1, how is #1 a good thing by having people choosing not to work and depending more on social benefits???? Seriously?
And with #1 and #2, who is going to pay more for this?? Younger people???
CoronitaParticipant
That is a good point FLU. Gotta keep them tax revenues rolling in.
CDMA you also brought up a good point about the viability of getting tenants due to the market value. This is something the OP would have to test out by looking for advertisements in the same area for comparable rentals. Subsequently then test it out by running advertisement and measuring the responses.
As for all those not understanding the mortgage payments… find a friend with a 5 or 10 year fixed rate loan, and ask them what their amortization period is.
Post the results of how many come back and say they had a 5 or 10 year amortization period. I will be quite surprised if we get an answer above 0.
Basically, the way I am thinking $400k capital gains free is like $60k tax free currently (assuming if it were to be taxed later would be at the 15% bracket)…
I wonder how long that will last…Remember the already changed the rules *slightly* when you change your property into a rental and back…
Plus I’m not sure floating a 1.1 million home as a rental property would work out better than selling, and buying better cash flow property…if the person doesn’t actually move back here….
CoronitaParticipant
All all of the short term fixed rate loans are amortized over 30 years to make a reasonable payment. A 15 year fixed rate mortgage is generally amortized over 15 years but the 3/5/7/10 year notes are usually not.
If it were my home and I realized at least a 50% chance of returning I would refi it into a longer term at a fixed rate while I still lived there and then convert it to a rental.
Alternative to that I would keep the current loan and then revisit the refi choice over the next 2 years but that choice will become less appealing because you don’t live in the home anymore and will not get as good a rate on the refi. That is unless rates drop in the future but that seems unlikely.
+1
What I’m looking at is the roughly $400k capital gains tax free on the primary… Anyone think this might eventually be removed?
CoronitaParticipantdeleted…
Never mind… I don’t know what I would do…
Personal decision…. I guess… No right or wrong way to skin it…
CoronitaParticipant
If money is supposedly flowing out of emerging markets into US equities, why have the US market(s) taken such a big hit this year?
What big hit? We’re down 5%.. That’s nothing….And furthermore, not everything is getting hit…Look at the companies post earnings that are still trading @ 52 week highs, some even higher…
Also, one word… china….
CoronitaParticipant
What is the prediction on how Lenovo will handle Motorola mobility.
What’s in it for Lenovo? Is the the Motorola brand irreparably damaged and will we see Lenovo branded phone?
The motorola brand is notable in china. And Lenovo is pretty notable as well. I wouldn’t be surprised if they keep the motorola brand.
I think actually this will be a very interesting play for Lenovo in the U.S. market, as they get a pretty good platform that will be available to be sold in the U.S. more or less immediately, and it’s not the bottom tier phones like what Huawei and ZTE sells in the U.S. Things are gonna get very interesting to see what sort of thing they do to tier 1 players like Samsung and LG….

And yes, like I said there are 1%er type HOA nazi homeowners
Nah, the 1%’ers are either too busy making money or riding motorcycles, depending on what variety of 1%’er you’re speaking of. If you’re talking about the former variety, they probably also have 50% equity if they aren’t paid off. It’s the mortgaged-to-the-t!t$ impress-your-neighbor types that do that, because zOMG they only have 5% in to the house and if zOMG the value falls, it can end up underwater.
I had a friend living in DMM tell me of an incidence in which their neighbor (doctors) routinely let their big dogs run loose and it ended up in their house all the time.. My friend has kids and was a little concerned about it so he went to talk to the neighbor about the concern. Neighbor got all confrontational and bent out of shape, and it ended with him saying “go back to pakistan” or something like that…..
There are bad seeds at all levels…

If it was me, I would do about everything annoying that would annoy the hell out of my neighbor. Like I would get out the laundry lines and start hanging out g-strings and bras and panties out there where it’s not publicly visible from an outside street or common area.. I would start parking my ghetto looking cars that drip oil right outside my neighbors sideway and not leave enough space for him/her to put their trashcans conveniently next to their curb…I would make a point of coming in really late around 11pm-12am and as I pull into the driveway, leave things in 1st gear and rev really really loud… And when I open my door I wouldn’t bother being considerate and turning down the radio before I did that…At 8am on a saturday morning, I would take my air compressor and use my air hammer in my backyard and get all my auto/home improvement stuff done early in the morning…
If a carrot stick doesn’t work a few times…Don’t get mad… get even.. Like I said 1er% type problems. Petty things that annoy petty people… Have fun with it…
Personally, I’m still deciding what to do with my WSJ thief, though he isn’t striking as much anymore…
While that would all be fun and gratifying, you have to keep in mind that these losers are talking about your kid to other parents. If you play it cool, your neighbors and schoolmates will figure out who the real asshole is. If you escalate a war, then that will be visible, also. You don’t want to give any of those other neighbors or schoolmates any real reasons to keep their kid away from yours. I’d try to find a solution that doesn’t involve you being that kind of jerk, even if your neighbor deserves it.
Playing the “higher” ground doesn’t work if the other party isn’t willing to negotiate and spends his/her time trashing the OP in front of other neighbors. In other words, unreasonable people are just that… unreasonable…
Not once did the OP mention when he went over the the neighbors house did they raise any valid concerns about safety, etc, etc…Translation: the only thing that appears to be their concern: “they didn’t like the way it looked there…”
If it quacks like an insane duck, acts like an insane duck….It’s an insane duck…
And yes, like I said there are 1%er type HOA nazi homeowners for whatever reason actually enjoy going through the neighborhood writing everyone up in violation, and they continue to do so…until they themselves get written up….
CoronitaParticipant

Sell the house, get another one where the neighborhood isn’t poisoned by an HOA and the officious Stasi-informant types working for it.
This actually is not that bad an idea. One really have to decide whether or not this is the kind of people you want to have as your next door neighbors.
I disagree. This is where I would have to say “stand your ground”…
Why should someone else being an asshole cause you to move? If anyone should be moving ,it should be the neighbor…
