wrto mom/pop landlord or commercial rentals, at least in MM, I think there is about a $100-150/month difference for the same terms and approximate sqft.
The problem is the supply of mom/pop units are in short supply i think. A lot of the newer rentals are higher end that throw in incentives like first month free or reduced, but then rates are substantially higher afterwards.
I remember that when there were building new rentals off of the end of MM blvd and 15, that many said that would impact the rent prices for all of MM, since there would be much more supply. Those ended up being high(er) end rentals and I don’t think appeal to the same demographics as what mom/pop landlords appeal too.

I was helping one of my coworkers to look for a place. Costa Verde, located in UTC, which is sort of an extension of UCSD dorm was charging ~$1500 for a 2-bedroom unit back in 2005. Here is their latest ad on the craigslist for a 2-bedroom unit:

This is close to ~40% rent increases for the past decade. I highly doubt that the rents for apartment units in Mira Mesa only increase for ~10% for the past decade. If you believe Zillow’s number, the rents in Mira Mesa increase over 6% for the last 12-month![/quote]
I guess it means I’m a lousy landlord, or why my tenants stopped bugging me for every little thing and just started taking care of little things themselves….lol
Funny because even on a 15 year, my monthly mortgage is around $2650ish/month.

I’m not quite sure. To me it seems like rent prices are driven by demand, and the reason for lots of renters in SD is because affordability and qualifying is difficult, where the latter is more of an issue, with tight lending standards. Thoughts?Using my favorite benchmark (Mira Mesa), a 1/1 still probably can be rented for about $1350/month, that’s not a terrible increase from 3 years ago when they were around $1200/month. But for the same condo that sold for around $130k, they are pushing close to $200k now. So it seems like while rent has gone up, the rate of rent increase isn’t close to price increase in resale. (damn I wish I bought more).

Ironic that the Gulfstream he wants is $65million, so if he’s only asking for $60, I’m assuming there’s already $5million in donations he’s counting on….Lol…$65 million is a lot of money that could help the poor and need. But hey, a jet is a “need”…Helping poor/unfortunate people is a “want”. God might be perfect, people and there churches sure aren’t.

It usually goes something like. “You better be nice to others otherwise karma is going to pay you back” or something along the line….
I don’t get people that don’t believe in God but believe in karma. It’s just funny imho.

The rule I have is if the room is a mess and it’s not straigthened out, money comes out of the piggie bank to “pay for cleaning”. And the cleaner might “accidentally” throw things away or take them. This will probably backfire.

[/quote]I agree with this completely. I think the trouble I have right now is that I’m mainly W2 right now, this isn’t going to happen overnight, since I need to figure out a purpose to create a company and actually well, earn money or at least break even.

[/quote]I’m trying to do this right now. Mixed results. 3rd/4th grader earns $2 for doing the dishes and emptying the trash into a bucket per week. Anything extra toy,craft,game,etc that the kid is responsible for using their own money. I have my kid record what goes into the piggie bank, what comes out, and when I forget to pay up, to send me note that I haven’t paid yet and am overdue. Mainly for the kid to start thinking about how much things cost, and what really is “necessary”. Doesn’t always work.

Going to work, you’ll be going with traffic and coming home you’ll also be going with traffic.
I do the reverse commute. In the morning I start in Carmel Valley and go to Rancho Bernardo. It takes 18-20 minutes at a almost legal speed since there is no traffic that direction. Coming home is also the same.
Around 8:30-9:00am I see it backed up on 56 west frequently, starting around Carmel Country Road all the way until the 56 ends on 5 south
In the evening around 5-6pm, I see the same thing on 56 east as it gets close the the 15N/S onramps, between Black Mountain Rd and the end of the 56.
It probably adds about 10-15 mins to the commute. Keep in mind though the full distance of my commute 5N->56E->15N in the morning and back, so that 18-20 minutes includes about 2 exits on I-15 past Carmel Mountain Rd.
You might be better off taking local streets. AN probably can give you a better local route to take, since he’s more familiar with the local roads during work hours.

It depends. If it really bothers you, have you considered just paying for another appraisal? Or maybe you can PM one of the agents that posts around here and give them the specifics of that property to see what they think. I don’t think anyone can really provide a blanket statement one way or the other, because it differs in so many different ways..
