I willingly paid a huge premium to live in CV to have access to the DelMar Union for elementary, and Carmel Valley Middle School and Torrey Pines HS.
The thing I have a beef with about Portico is that I don’t consider it really to be part of Carmel Valley, but you’re being asked to pay the premium. If you live Portico, I believe the way it works is k-6 is in Solana Beach Unified. Middle school is “anticipated” to be in Carmel Valley Middle and Torrey Pines HS OR Canyon Crest Academy. But that I think this is still subject to change. Also, I’m generally leary of brand new planned neighborhoods with a lot of promises of future infrastructure being a certain way. For example the entire Del Sur community I wouldn’t consider buying there regardless of price, until I get a clear indication that they said new planned community/infrastructure is going to happen. Seeing builders pull out is kinda alarming. Now, the Pacific Highlands Ranch area is better built out than I would say Del Sur, but unless you are sure you’re going to get access to San Dieguito Unified, I don’t think there quite a justification for the markup just from school district itself. Unfortunately, this is also why I also don’t like 4s ranch. I think of 4s ranch as “new money” or I should say “new borrowed money”….If there are too many new buyers (which sketchy financiing), and they start pulling out or getting foreclosed, it doesn’t help your property value. (2) It won’t help your surrounding infrastructure either, because not enough people will be paying taxes.
If you were my friend who was deciding between the two, I would try to talk you out of buying in both areas frankly. If you want to live in CV, wait for prices to fall so you can buy in central CV.

Do yourself a favor. Stop comparing yourself to others. There’s really no point. If things turn out sour for those folks, it’s not really helping your life out. And if their demise doesn’t occur they way you want it to, you’ll feel slightly bitter and end up a grumpy, bitter, mean person like me π You don’t win either way. Make the decisions and get on with the things that make your family’s life better. That’s how you get even.
I see a lot of people here banking on a huge decline on housing. For some it’s about affordability. Great, that makes sense….Others, it’s about payback (in the bitter,spite kind of way). The issue about the payback folks is that it seems they’re so fixated at the payback, they’re missing everything else that’s going on imho.
Also note, in my experience just sending your kids to private schools alone doesn’t really do diddly. I think what makes a difference is how much you’re involved in your kids’ education. Both my sis and I went to public schools. Although my parents couldn’t afford to us to a private school, my parents cared about my education and self improvement to spend time with me and my sis, enough for us to be able to get into the Ivy’s (which, btw, in itself means diddy too).
On the other hand, a lot of folks that were trust fund babies did whatever the hell they wanted, and pretty much bought their way into everything. They’re probably still doing whatever the hell they want, but a lot of them really turned out screwed up too. Yeah, whatever. I have food, clothing, shelter, transportation, a relatively good family, decent career, and financially sound…and lots of free time to screw around with people on piggington…. π

She did not list with me because she was told by her Zip Realty agent that she should have no problem getting 540k. If you look at the sales comps for that floorplan they do not come close to meeting that price.

I did not personally see the 540k listing. 2/2’s don’t attract me. I know the units there pretty much cut and dry. I think your prospect seller had a 2/2, not 3/2.5..Nor was it in a prime location.
I believe your seller wanted to list his/her 2/2 at $540k, which was what a 2/2 commanded AT PEAK in 2004.
My point was that the 3/2.5 (not 2/2) in the link is close to $550k. So someone with a 2/2 that has listed (or planing to list ) at $540k is still smoking crack.
There’s also a bank owned 3/2.5 1584 (largest 3 bedroom) selling for $584k. No takers yet, to my understanding. Not the best location, as the front faces Ellijah Ct (?) between the complex and where Carmel Pointe is.

Also, check out all the for sale units from the condo-converts Carmel Pointe across the street. Whay too much attached inventory imho.
If the 3/2.5 come down to the mid $350-400k, I might be interested again. But, I do know also that they complex has a few issues. There’s been a couple of units with water main breaks (seems like inferior piping). And I think they ran the gas lines under where they planted shubbery that requires a lot of watering. There was a time when the gas company had to shut off the lines to because a leak occured from a suspected gas line corrosion.

2) Some folks actually don’t pay until close to 5 years intentionally, because they feel they can beat the penalties if they take the money and invest it elsewhere (Yes, I never understood this one) (neighbor does this).
3) Some can’t pay due to a cash flow issue and wait to the end to rejuggle their finances to pay.Anyway, why should you care about what others said, after so long anyway? Why bother comparing yourself to the Jones down the street anyway? Suppose they are doing bad (probably). Do you really plan to rub their noses in the ground? If you’re happy with your decision for moving upstate NY, great..Get on with your life instead of wasting time on people that obviously don’t care about you and that you shouldn’t care about. You shouldn’t need a validation of their ultimate demise for you to feel like you made the right decision on moving. That would be petty, imho.
