If i were 65 and was in the financial position to contemplate which private golf club to belong to, the least think i would be worrying about is the affordability of a house in RSF or thinking about a RSF house as being an investment and trying to maximize my return on investment on it……If I was in the financial state at that level, I wouldn’t want to settle for anything less. Afterall, I would already be 65, and I might as well enjoy my life with what I want.

The AMD Ryzen hype train can’t be stopped. Not long after the upcoming CPUs reached the top of Amazon’s best sellers list, the 1800X has apparently started to sell out at some retailers, including Amazon itself. But fear not–some retailers still have the 1800X and its siblings available for pre-order.
AMD opened pre-orders for the Ryzen lineup just a couple of days ago. Yet the 1800X is currently unavailable from Amazon, which doesn’t know when it will start to sell the product again, and Newegg says it’s out of stock. Both still have the 1700 and 1700X in stock, at least for now. Time to rip the rest of the dry wall off to the right to see how extensive it it. However from the photo, the middle 2×4 doesn’t appear to have them in it, or doesn’t have them extensively.

Here’s what it looks like from the bottom….

The water leak appears to be from a tiny hole in the stucco on the other side, and since there is no longer any wood there, it just leaks right in. A little calking would fix that, but the bigger issue is the wood definitely needs to be replaced.
If it was just the vertical window support, I’d say that would be pretty easy to replace.
But with the horizontal window frame 2×4 definitely needs to be replaced too. On the right side (you can’t see it) there’s a 1″ gap between the horizontal frame and the vertical support 2×4. I’m not sure how I would go about replacing the horizontal frame. It seems like the frame was nailed downward before the window was installed. I’m not sure how I could simply replace that horizontal beam without taking out the window first.. .maybe slide a beam from below, and nail from above between the window sills??? It seems like the window is already attached on the other 3 sides to the rest of the frame, so maybe I can get away with just taking out the bottom frame beam and replacing it from the bottom. But again, I think it will require me to demolish some of the outside stucco. I think I’ll just get someone to do it.
Anyway, this sucks. I guess I’ll need to delay my miata purchase even further, lol….
First thing is first. I need to find a termite inspector to inspect and eradicate. I might have an infestation elsewhere. Judging by the way the wood looks, it’s been like this for some time. In all seriousness. My kids 529 college savings plan was one that over time did well, simply because I did not F with it. After the minimum amount to fund the account, I just do an automatic investment every month of a few hhundr d bucks.
My vanguard index funds did OK throughout the years until, again, I F’d with them before the elections. I’ve been trying to slowly reverse that damage.

If I can get an additional $8000 from AMD over the next couple of weeks, I’ll pay MSRP for the Miata RF. And if if falls flat on its face and lose more than 20%, I’ll call off the purchase indefinitely.
AMD Ryzen processor looks really compelling and looks like it will give Intelsa good run for the money, at a fraction of the cost. The biggest risk is AMD fcking up delivering with supply chain issues, like it typically did in the past.
It’s all fun and game and until someone loses money. Lol.

I stepped into the dealership ready to sign…Then saw the Red Miata RF on the floor at full MSRP….And then spend the next 1.5 hours thinking “if I see one of these on the road, I’,m not going to be happy with my decision…” But then my cheap-ass self says “well there’s a $8000 price difference between it and the one you are about to buy….” And then back and forth, back and forth, back and forth….Called sdrealtor for advice….Then back and forth, back and forth.. back and forth…..
1.5 hours later… I politely told the salesman, I’m really really sorry. If I hadn’t seen the RF on the floor, I was all pumped to get the normal Miata…. He understood and said, unfortunately right now there’s no discount off of the Miata RF…
So I guess I’m gonna wait for another year, for the 2017 end of clearance. I hope the Miata RF doesn’t sell well, for selfish reasons. It’s a pretty expensive $30k car, which opens the doors to a lot of other cars imho.
