Let’s just take a step back. Look at the current state of the U.S. Forget about left versus right for just a moment.
Do you think Trump is fit to run this country? Really, look at everything that is going on…Look at this tarriff war, look at this stupid government shutdown over a border wall. Look at how we are randomly pulling out of syria , Afghanistan and how we have pissed off our our allies who we count on for intelligence….Mattias, a hard do hardliner that I personally respect can’t even stand working for Trump.
How could this possibly be good for this country?
Forget left versus right right now. Don’t you think Trump is just nothing but chaos?
And what do you care about paying more taxes? All these stupid tax increases in CA are nothing compared to the tax increase we got from the elimination of SALT deduction.. And that came from this adminstration. If you really cared about paying more taxes, why aren’t you bitching about that?
This country is really messed up. people are pretty selfish and short sighted. thank God I am close to financial independence and don’t have to give as much of a shit… because it’s going to be bad in the next few years for a lot of people…
Being in CA . you can vote for trump again, but your vote doesn’t really matter at the national level anyway. I am surprised people in CA who vote Republican St thebnstionsl level would think otherwise. I even know that.

And I didn’t waste my money and pay an even bigger premium for a home that only had access to those two schools in the district. Lol.

Otherwise, my $2k Lemons car with $10k mods dedicated for autocrossing and my $30k street car with $10k in mods for to make it autocross-able both become pretty useless and I’ll need to get another car that is track focused and start running on a real track lol. Then again, Toyota is releasing the Supra soon… heh heh. never mind, it shares power trains with a BMW Z4… no thanks.

not really imho. and there’s probably not much difference between Carmel valley and Poway like Westview.
But for some reason, it’s a good story.
I think boundary is such that Torrey Del Mar goes to Poway. I think ,not sure….maybe that’s why the price for a similar sized house drops a bit versus a comparable home in Pacific Highland Ranch…maybe.

It says “furniture included.” I think the target is a mainland Chinese guy who wants a safer place for his wife and one child with a minimum of set-up and fuss and good school district. Brand new construction and furnished fits the bill.
The listing agent has a large all-Chinese-surname staff.

Mainland people wouldn’t buy townhouse at this price. Mainland guy would rather spend $1million+ and decorate the house with bargain basement ikea particle board furniture or have no furniture. This home screams bad Feng Shui.
The only other thing I can think of is school district. That Torrey Highland home might be outside Pacific Trails and Canyon Crest Academy. It think that might explain for some of thr price disparity.But even so, that condo is over the top. Canyon Crest is by lottery, and Pacific Trails is by petition to anyone in the San Dieguito district, and it’s not at capacity (yet). So there isn’t really a need to be in PHR area to be eligible for both of those schools.

Both properties were in San Diego. PM if you want details…But in short, if it wasn’t for the property exchange, I wouldn’t have been buying a new property, because by itself, the acquired property wouldn’t have penciled out nicely. The buyer will owner occupy.
In my particular case, the property I sold was a short sales I bought a few years ago in a different part of town that dropped much steeper than average. The property I just bought was a property that dropped less than average. On the rebound, the property I sold rebounded much better %wise than the property I just bought. The property I sold almost covered the new property. The new property will have a much better tenant pool and command better rent. My cash flow improves even with the additional loan cost.
I think I got lucky. I didn’t like how my property was further away, and was concerned about the future tenant pool, even though it’s been always pretty cash flow positiv and my tenant was overall trouble free… I was willing to settle for an exchange that would have been a net zero financial benefit if it reduced the location P.I.T.A factor. I was even considering a DST exchange, but after doing some research, it appeared folks had mixed results.
The general inventory in the areas I am still looking is pretty much still crap. It’s still ridiculously expensive, and the best properties seem to still get snatched up quickly. At least where I am looking. This property turned up quickly in the right location, at the right price, with the right parameters, so we jumped on it in the middle of the night. I never stopped looking. Just figuring out how to move into better property that produces better income, or reduces my costs or PITA factor.
Hopefully, with Apple deciding to add 1000 more jobs in SD and Amazon expanding their footprint, we’ll continue to have strong healthy demand for housing from some of our young professionals

I got lucky and we found a good replacement property shortly after entering escrow on the selling side, well before the 45 day window from closing. Transaction went surprisely very smooth.
If anyone plans on doing a 1031, I had a positive experience with the intermediary IPX1031… They arent the cheapest, but not the most expensive too. They were on top of everything, even through an accelerated closing I wanted to do.
Between the original buy and sell dates, gain on my property was about 120% after selling costs. The appreciation on the replacement property I bought during the same time period was about 48%. Also, during that period, it was a decent cash flow around 4% after a tiny loan.
Again, not my skill. Thank you sdr…Especially when I wanted to see the new place the wee late evening right when it went on the market.
Hopefully, this will increase my net monthly income by $300 and more importantly in a better area.

I swear there is still very little inventory in Mira Mesa …. not that I will ever sell there….what part of town do you see a slow down? I am curious…
