ParticipantI’ll tell you that Thornberg article was dead-on. The builder has very little say over the final product now days. The NIMBYs have become so powerful (have experienced first hand in Carlsbad) that they consider high density to be low income. They think that high density will erode their property values. And don’t even get me started on rental units (only the scum of the earth would ever rent something). And we’re not talking high-rises here, we’re talking about townhomes. And then cities (who’s councils have elected officials) pander to the NIMBYs and only allow a limited number of higher density units to be built. The developer/builder is at the mercy of all of this. They basically have to sit back and be told what to build.
So in reality, it’s not up the builder or the marketplace. It’s purely up to the City.

ParticipantI think that Rich did a great job. Both sides got in some good points but I think that Rich came off a little more sure of himself and his data.
I did enjoy that brief argument about supply and demand. Lee Sterling talked about the Sandag reports that say that an additional 100,000 units are needed and that the population continues to grow. Rich indicated that population has actually been declining. Lee interupted with the notion that Rich wasn’t counting natural increase (births). Rich replied by saying that babies don’t buy houses and then Lee said “but, couples that have babies buy houses.” Well, wouldn’t the couple have already been counted in the population figures and already living here.
Lee seemed to interupt with off-the-wall comments like this a few times. Rich seemed much more able to back up his side with data and with definitions.
It also sounded like they were going to have Rich back on again to discuss exotic loans because they didn’t have time to talk about that.

ParticipantI agree, prices in Reno are going down and they will most likely follow the California market down. Just because they are alot cheaper than SD right now, doesn’t mean they won’t drop another 20-30%.

You’re right about the money. I think before they were making so much money it didn’t really matter how the math was done. Now it gets so tight, they include all the costs and it really shows how risky it is.
It will be interesting to see these shows dry up once it’s nearly impossible to flip a house. Maybe soon, we’ll start seeing shows like “Foreclose This House” or “Property Auction”.

ParticipantI was born and raised in Reno! I would definetly say that it’s a good place to raise a family. It’s a great location. Medium sized city yet still close enough to California to be in touch with reality. I always felt that similiar cities like Boise, Salt Lake, etc were too isolated from other large metropotian areas. I think being close to California keeps Reno from becoming too “redneck”. And plus they don’t have that mentality that everyone from California should go back to California.
You get four distinct seasons and there’s plenty to do outside like you mentioned. If you lived in South Reno, you’re about 45-60 minutes from South Lake Tahoe. I never moved back to Reno after college mainly due to the lack of job opportunites. I know things have improved lately and it’s become a bit more diversfied. In the past, you pretty much had the casino’s/tourism and construction. Lately it’s really done a good job attracting small and medium sized businesses out of Calif. And it really is nothing like Las Vegas, which is good.
I know that south Reno is growing alot and that part of town, being newer should have low crime. I’d say the schools are probably about average. I don’t know how they would compare to any in San Diego. The entire county is one school district.

ParticipantThese shows are becoming more and more interesting to watch. In the past, the “amateur” invester would buy the house, spend double the original budget and double the time budgeted then sell within a few days and make still make bank. Now the shows feature the same idiots that don’t have a clue and the house sits, and sits on the market and when it finally sells they’re lucky to barely break even.
The Santa Barbara show yesterday: they bought the house for 1.16m put 90k into it and sold for 1.39m. But after all commissions, fees, etc, the 2 couples split something like $38k. Not much reward there for all that risk. And besides, I can’t believe they found someone to pay 1.39m for that place. They really did find the next fool. They got very lucky!!

ParticipantUnder Jimmy Carter, we got to see the failed Operation Eagle Claw, which caused the death of 8 of our servicemen who were trying to rescue the hostages.
I can’t wait until 8 of our serviceman die under the watch of George W. Oh wait, I think that might have already happened.

ParticipantI actually know alot of guys that joined out of high school because there was nothing else to do. They weren’t going to go to college and didn’t want to work for pennies. It’s not that they joined for the pay, but it gave them some stability and a direction in life.
Regardless, I don’t think any of us are disrespecting the military by pushing for a joint use airport. I just see it as a viable option.

ParticipantI’m not even saying Miramar needs to move. Why can’t they both be there. I’m sure that ocean training exercises could still go on even with a commercial jet taking off every few minutes.
