ParticipantI saw George Chowderhead on 7/39 this morning. Now I’ve never listened to him on the radio before, so I just usually see him every morning on the news, but today he blew me away. He is such a real estate whore.
He mentioned how AH Lenders would be down about 50% at the open today and that they’ve gone from a stock price of about $60 to around $6. He also said they’d likely have layoffs among their 2,700 employees.
Then he goes on to say that the subprime problems have really been overstated by the media and they are really only a wall street problem and not a mainstream problem (WTF?). The said that he expects that the subprime problems will have no significant impact on the housing and mortage markets.
Are you kidding me? How can he say this stuff? He’s separating Wall Street from reality. Like the stock price tumbles and bankruptcies and layoffs are only happening on Wall Street. Ya, sure George none of those things are effecting anything in the real world.
This guy needs to be canned. I’ve never seen such a biased reporter on any news program before.

ParticipantI don’t believe you’ll ever be able to go from Crosby to 4S Ranch. Like farbet said, you will eventually be able to connect Del Sur and 4S when Camino del Sur is connected to Camino del Norte.

ParticipantNo penalty involved. The way a condo conversion works is that you need to subdivide the one parcel into many pacels. It’s called an airspace subdivision. Basically, you’re applying for a tentative tract map with the City to create individual parcels for each unit in the complex. That creates the separate ownership.
In most cities you have two years to act upon a tract map before it expires. And even then, you can apply for extensions of several years. So it is possible to convert to condos and continue to use as rentals, you’ll just have to go through the hassle and fees of an extension down the line. And it’s not out of the question to be denied of an extension. You’d have to have a good reason why you didn’t follow through with the tract map.
And yes, presumeably this would make the complex more attractive for sale. Basically, the complex would already be entitled for separte ownership if the new owner chose to do so.

ParticipantI believe they’re doing some sort of river/lagoon enhancement, perhaps some dredging. I can guarantee that there won’t be any new development there.

ParticipantWhat are you doing renewing your lease? Don’t you know this a great time to buy a house. Tons of inventory, rock bottom interest rates, falling prices. In 8 months the equity train will have taken off again and you’ll be priced out FOREVER!!!!

ParticipantI think you need to check your math, because the average teacher salary in SD is $54,000/yr and i'm guessing that the benefits aren't over $20,000.

ParticipantDon’t listen to Powayseller about Penasquitos. We are renting on Twin Trails right now and love it. 90% of the houses are well kept, very few cars on the street. We are right in the middle of Christmas Card Lane. Come Xmas time, we have carrolers, horse-drawn carriages, block parties, even tour buses cruising through the neighborhood. Very friendly neighborhood. And no HOA or mello roos.
We have quick access to the 56 and therefore the 15 and 5. We miss out on most of the morning fog but still get a decent cool breeze in the summer.
I will definetly buy there, if and when the opportunity arises.

ParticipantI think all that optimism will just make things worse. If people think that their home price will continue to increase then there is no motivation to save or prepare for the adjusting ARM. If they think that when the ARM resets they can just refiance because their house will be worth more, they will be in for a big surprise. If they had any clue they should start preparing for higher payments or even consider selling now before prices fall even more.
It’s usually good to be optimistic, but in this case, it’s just going to make things much more painful.

ParticipantThe 15 is generally only bad from Escondido down through RB. Anything south of the 56 is pretty easy sailing.
From Carlsbad or Encinitas to the south can be pretty bad just about every day, but generally clogs up later in the morning than the bad portion of the 15.

ParticipantI would highly recommend Rancho Penasquitos. Good schools (in Poway SD). You have an easy commute south, down the 15 and the 163 and you also have a relatively easy commute north (56 west, 5 north). You have older established neighborhoods, many without HOAs and mello roos. And your still just 10-15 min. from the beach.

ParticipantI’ve heard that the CHP is too busy responding to accidents to do any ticketing for speeding. Seems to me that cracking down on speeding may help prevent some of those accidents.
I’m just amazed at how bold people are now days. They feel so protected in their cars and SUVs. They don’t think twice about cutting you off at 80mph.

ParticipantIt’s certainly possible to negotiate rents.
Our landlord wanted to raise our rent $150 a month. We told him we thought that was too steep and we might be forced to leave if it went through. He only raised it $100. For him it wasn’t worth the risk of losing a tenant for even one month for only $50 extra (that’s only $600 for a 1 year lease).
