thank you for the clarification, I hear what you are saying now about increasing fee once adequately and not yearly. I was told at one time there is a 10% increase limit from the owner that sold their unit. The HOA only holds a balance of 25K in one single account (no separate reserve fund). The reality is we will continue to rely on an assessment if things don’t change. Much appreciated for the experience and unofficial advice provided. It helps!

yes everyone has been great about paying the modest monthly HOA fee, five of eight have had some deck repairs paid by each owner (self included), thank you for the valued feedback. The fees collected exactly cover the annual spend, some years its a different item (tree, spa heater, painting, minor roof repair) that takes a quarter of the budget but so far we’ve never gone into the red or assessed. Looking forward it just seems that if things continue ‘as is’ there will one day be an assessment (total roof replace for two buildings) that all units may not be able to handle. All you SFH owners should rejoice! I think I’ll simply push for moving the dues up every year like you call out. Again, thanks for your input and any further remarks.

I carry 300K liability 100K property damage, no uninsured, no collision or comp (theft). Costs me $290 a year (two liter bikes). Clean record, 40 yrs old…
I have health insurance, longterm disability, and 1MM in death/dismemberment. Wear full gear no matter how hot.
Not sure what more insurance is smart to add, umbrella? I am less worried about myself and more worried about covering another persons loss. Does any homeowner insurance kick in after 300K?

As far as living forever, you ride a moto you take your chances. I typically ride at the crack of dawn while fewer are about, and roll back into San Diego extra carefully. Enjoy your rides mate.

See if you might borrow a few bikes from friends, if no time call Performance Bike in Sorrento Valley see if they can help out. Fun central ride: is Penasquitos Canyon plenty of passers by if you get a flat or some other unlikely mishap I always enter from the West end. I think front suspension hard tails are the way to go (less energy lost), full suspension is for downhill riding and overkill for trails IMO. its a fun activity and a cool run/hike area too http://www.mountainbikebill.com/LosPenDelMar.htm

I hired Hugo to dry wall an entire small bath plus ceiling and return to patch a fixture hole I made way too big. I believe I called Victor too and if the same guy: he wanted to do bigger jobs (maybe I caught him during a busy month). I found both on Yelp. We are happy with the work. Rate to drywall and surface the room seemed cheap (around $500), rate to fix the hole plus surfacing seemed costly (around $70) if my memory serves.
