[/quote]I agree, it is inside road but you still have to drive down to Mira Mesa Blvd and drive through Mira Mesa Blvd to go to I-15 though.

Your time are off. 3-5 minutes to the 5, 5-10 minutes to the 805, 5-10 minutes to the 56, and 5-10 minute to the 15. Traffic time won’t affect your time, since its inside road.Agree about the school. It’s pretty ghetto.[/quote]
Do you have a jet? 5-10 minutes to reach I-15? Just drive up mira mesa blvd towards I-15 around 5 PM and tell us how much it would take.
5-10 minutes to CA-56? Look at google maps (with no traffic and no stop at signals):
It says 13 minutes the best case.
Basically the location is in the middle of no where and unless you work at Qualcomm and plan to send your kids to a private school, this is not the place for you.

They clearly say they have built in Carmel Valley neighborhood instead of Torrey Highlands.
bpnbpnParticipantTorreyhighlands is a very nice place and close to CV. The school district is Poway unified. For the townhomes you are looking, Elementary school will be willow grove, middle school is black mtn school, high school is westview.
There is one shopping center which has some good food places (rubios, pickup stix, luna grill etc) and albertsons.

Note that most of the asians in CV are chinese and most of the asians in Mira mesa are vietnamese/Philippines etc…

For us, it is still a toss-up between Carleton and Valencia.
If we are in Valencia, I would not want to be in one of the homes right across from a townhouse. In Carleton, I would not want to have Camino del Sur right behind the house. We like some things about the floorplans in each. The yards in Valencia are a little larger.
Regarding Verrazzano, we are also considering it. However, I am not a huge fan of the alley entrance (back garage) and courtyards in lieu of yard. The demographic there seems more of a mix of older and younger people, whereas Del Sur seems to be mostly young families. I like the trees and overall landscaping in Verrazzano. I really like the look of some of the more traditional homes with front garages around the perimeter of the development, but most zillow puts most of those at 900K to 1M+.
Almost ALL of the resales in Del Sur are of the alley-entrance type, and most have a much lower square footage, so we have not considered these.
We have tried many times to like 4S Ranch, but so far, we haven’t liked it much. We have mostly looked at the North side, and something about that view coming in (thousands of houses, row after row) is not appealing. The streets are wider, but it also feels kind of empty.
Regarding Brightwater, it looks like the plan 1 starts in the $830,000 range, so at least 100K to 150K more than plan 2 of Carleton and Valencia. For that reason, we have not looked at it.[/quote]
Carlton ones on the side of camino del sur are going to get too noisy once they open up the town center. We went and saw move-in ready homes in carlton, the upgrades they have done are so cheap and to save their money. The main bathroom had all normal tiles (and they call it as upgrade tiles), the other bathrooms had cultured marble which looked awful. plan-1 of Carlton doesn’t have loft. So Valencia looked more promising for us but yes the ones near townhomes are not going to be cool. expect to see lots of parking spaces taken by them in the road side. But I see that already on the other street which are opposite to the alley garage homes. Most of the people in alley garage homes never want to go through alley and park there, instead they park on the street. If we go further down, it gets too close to school.
We do not like 4s Ranch for some reason.

I think Pardee homes are constructed better than other homes in Del Sur. Brightwater might be tiny bit smaller than Valencia but not much. I thought Terramar is larger.

2) The move-in-ready homes are constructed very cheap. They have the cheapest wood floor, cultured marble countertop and very bad bathroom flooring. This is not true. We drove through del sur. Homes with garage in rear are the worst. The home owners never want to drive through the alley and park in the garage. The easiest is to park on the street in the front of the home and just go through the front door.
If the street is narrow (like in del sur), it is so hard to drive even at 15mph…
bpnbpnParticipantThanks Oni. Yes, we looked at 4s. The price seems to be the same but yes the mello roos is bit higher in Del Sur. We were driving around Del Sur and 4s Ranch several times. We get a resort like feel in Del Sur for some reason and like it better than 4s. Just thinking hard whether that extra mello roos is worth compared to 4s ranch.
I think we are ok with the size of the lot.
