I am too infrequent of a visitor to be anywhere near your street cred for the area. I did spend the day in Temecula area today, so I like to visit this board when I get home and see what’s happening. Was pleasantly surprised to see my alter ego receiving compliments from none other than the Marlo of Temecula hood of the Piggington city.
No golf today, but a late breakfast at South Coast Winery- the chef’s breakfast rocks- and then drinking and gambling at Pechanga. I always have a blast.
Again though, if you have a family, PASS on Wolf Creek.
If you have to commute to LA, OC, or go past RB SD way, forget about living in the area.There’s jobs, but not enough high paying positions to justify the current prices.
True stat- Temecula has more people per capita with post grad degrees than most cities in SoCal, yet almost ALL of them live out of the area. And, the majority would take a 15% pay cut to no longer commute. Problem is, there’s nothing for them to do in the area.

This is builder experience from homes we’ve been involved with in one way or another, amd only includes the tracts with over 100 homes.
In order for SoCal,
1. Pulte- in SoCal is definitely better that Pulte NoCal and Pulte Vegas, with national builders in SoCal Pulte is near the top.
2. Lennar- never had a problem, quick to assist, good quality
3. (tie)Shea- hit and miss depending on neighborhood, depends on who the supe was and the subs they hired. I guess that means their hiring practices are substandard
3. (tie)Mcmillin- middle of the road construction, materials not as nice as the two above. They don’t have the same buying power for materials as the nationals, and to compete price wise it shows in their construction
4. US Homes- prior to becoming part of Lennar, not so great. It shows in a lot of their older Temecula Redhawk homes.
5. K Hov- again, so so
6. DB Horton- whatever
7.t Richmond American- poor quality
7.t Centex (same as above)
8. KB- the bottom of the batch

Here’s a 4000 sq ft in the Greystone (Lennar) tract in Redhawk at the foot of Morgan Hill. Chelsea estates is what I believe the neighborhood was called.
Check out Mcmillin’s listings in Morgan Hill. They have one of their nicest homes, at over 4000 sq ft on one of their “best lots” that they have been boasting about since the development began for $614…A year ago they would’ve been justifying its value at $795. Yes, that’s still $150ish per sq ft.
And TG, $75 sq ft is a dire prediction, and is a certainty in other areas of Temekutucky. I still think it will, might only be a house or two, but as we move forward, under $100 in Morgan will happen.
What will guarantee it is if McMillin offs those empty lots on the cheap to KB.
