With all the choices a buyer has in SD County in that price range, it seems self-defeating to me to be “fixated” on one micro area simply because it has “new” construction.

jstoesz, if your “buddy” just obtained a public position (in the state of LA?) he has yet to be “vested” and there is a chasm between his potential for a “fat pension” and his actually being in a position to begin collecting it.
jstoesz, aren’t YOU a “civil engineer?” The State of LA beckons and undoubtedly needs your help. Why haven’t YOU applied to any of those jobs? Perhaps the living conditions there may not be to you or your spouse’s liking or taste??
I’ll leave it at that …. ;=]
LA is the most political state in the country, IMO, especially NOW.

Believe it or not, my 65 yo neighborhood has CC&R’s recorded against it in 1947 with language discriminating against fowl, swine and “people of color.” The fowl and swine are still banned, but the “people of color” article is null and void.
My ‘hood is located 8.5 miles from the Int’l Border, lol ….
Thank God for the Civil Rights Act of 1968 and the (CA) Unruh Act.

Bear in mind that if your short-sale-exploring public-worker couple is working OT to earn this much, their pension will be based upon their base pay only.
If they are grossly underwater, I wouldn’t want to be them. Obviously, the public safety worker cannot tarnish his/her reputation with bad credit (if his/her employer has reserved the right of post-employment BR checks under the FCRA). Especially by “strategically defaulting.”
NOT a good idea!!
These worker bees are “stuck” and will have to ride it out in their “modest, working class” home (or put it into rental svc), IMO.

I was referring to “staying on the payroll” when a particular employee should probably be on FML or other “unpaid” leave. I used “sick” employees for an example (who very possibly could have run out of both sick and annual leave). When an hourly public employee is trying to earn service credits for retirement and needs to vest or hit a particular pension amount and/or age in order to be able to afford to “retire,” he/she often works when they have run out of sick and annual leave. In this case, it’s very possible that healthwise, they would be MUCH better off taking FML or retiring.
For a public employee who is a member of a defined-benefit retirement system and expects to eventually recover from their illness, paid hours are the only thing that matters …. yes, even if technically “sick.”
edit: Lots of employees have 30+ years of service in and are still working. Why, when at 30+ years of service, they can collect 100% of their base pay as a pension?? Because they are not yet old enough to be eligible for Medicare and a health plan in retirement would cost them $500 – $1200 mo. It’s not always about the paycheck.
