barnaby33ParticipantI don’t think that the two Gubernatorial candidates are that substantially different. The governator does seem to have gotten on board with the, “borrow our way to prosperity,” school of thought though. Silly me I thought only Democrats did that.
Bonds are pretty much a bad idea(spend now pay more later). He seems to be pushing for passage of a bunch, but without raising taxes to pay for them, thats just disingenuous.
Almost every proposition is being pushed by one interest group hoping to steal from another in a very acute fashion. I will however be voting for 87, the oil tax. It will raise prices a bit, and probably the money won’t solve our dependency on oil, but its better than doing nothing. The market certainly wouldn’t address the problem in a realistic fashion.
Josh
barnaby33ParticipantOk, I voted, can I have my sticker now?
Josh
barnaby33ParticipantSure it could, but since it was built in 71, figure an extra 800 for upkeep!
Josh
barnaby33ParticipantI would be willing to put a few dollars on Texas getting a full time legislature before California goes part time.
As to the rest, I haven’t seen that recessions have meant a cut in govt spending, quite the contrary. Realize though that I have only been cognizant of such things since Reagan.
The only practical way to go back to a small/limited form of govt is to radically reduce the population. The more rats you have in the maze the more rules you have to govern their interactions. I’d be all for introducing laws to curb population growth effectively. I would say that most conservatives, those who profess a taste for small govt, would not.
Josh
barnaby33ParticipantJG the problem that the small govt Republicanism is that its alot like Communism. It only works in theory. Everyone wants THEIR issues addressed. Whether its the potholes in the road outside, or keeping those pesky minorities, gay and otherwise at bay. The only way for EITHER party to address these multiple and mutually exclusive interests is to buy them off.
Lets just say for the sake of argument that it could be done, where would you cut? Military spending ie Iraq? Entitlements perhaps, those are a conservative favorite! Education, who needs it, other than to read the bible of course. Road building, ah you never really wanted to leave Texas anyway. Ooooh ooh I know, the UN! Yeah lets get rid of the UN! See what I mean?
Josh
barnaby33ParticipantEither side of the argument using the death of a soldier/sailor/marine is cheap. On the other hand, why should his opinion pro or con count for more than anothers?
Something happens however when you take a step back. Its no longer one sailor, or two marines, or even a dozen soldiers. Its an aggregate loss that gnaws at our nation. We begin to ask, is it worth the cost?
Each person, each American citizen, has a right to form his own opinion about what our govt does. Hopefully he then votes on his/her convictions. I fail to see why we constantly believe that warriors have a right to speak authoritatively about war, except insofar as the conditions under which they fight it.
In my 6 years in the reserves I never saw combat, for that I am completely grateful. I don’t feel however that makes me less qualified to pass judgement than anybody else about what our nation does in the world, especially with regards to war.
Each time I hear a story of another person who was killed in Iraq, I weep a bit on the inside and I ask myself was it worth it? More importantly though is my judgement worth less because I am not there?
Josh
barnaby33ParticipantEverybody keeps throwing around wage increase percentages. kev374, you say wage growth has been stagnate the last five years. A previous poster said wage growth has been 36% over that period, which is it?
Furthermore, wages are not the only fundamental that drive prices, interest rates do as well. There could be others but I am too hung over to think about what they might be.
Josh
barnaby33ParticipantJosh fooled, Josh feeling hurt. Josh softly weep.
Josh
barnaby33ParticipantI haven’t actually heard of, or sign a flyer where the developer said they were reducing next week. Usually its price reduced! Come on in. No mention of previous prices, just the shiny new one.
Josh
barnaby33ParticipantUmmm thats 105%.
Josh
barnaby33ParticipantThats ok PD, auctions are an implicit admission that the market is going down anyway. I do agree with the story in one way. Auctions are an efficient mechanism for the developer/converter to find out what the market will bare at that point. Id say that those poor suckers just set the ceiling on comps for the next phase.
Josh
barnaby33ParticipantSeems to me that the chart indicates a drop-off in resets between the middle of 08 to the middle of 09.
What I find interesting is how quickly we approach 100% reset on arms, such that by 2010 almost all have reset. This means that very few people took out the 10 year ARM, most took out the far more volatile versions. This rests on the assumption that usage of ARMs really only ramped up in the last 5 years.
Josh
barnaby33ParticipantThen there is alot more kicking that needs to be done. That is an impressive drop. Ouch, thats going to leave a mark!
Josh
barnaby33ParticipantI have cut down to checking it 10 to 20 times daily. I have to say that once in a while something decent shows up but mostly its crap thats even more overpriced than the rest of the listings(realtor or zip). Often people list as motivated, or deperate, but the prices don’t seem to reflect it. Whether thats because its a ploy or because they owe more than they can get is impossible to tell.
I can say that when I have seen something posted at a reasonable price (for today) it doesn’t seem to last that long. So I assume it sells. Again, its impossible to tell whether its that, or the person just gives up on posting it.
