Right now Toyota has $750 factory rebate.
I have got two offered prices from the dealer in SD, so far.
One is $21.245+fees
One is $20.950(dealer did not mention extra fees)

It all depends on…. If you are that kind of person who does not mind the crap and headache, can handle stress well, likes to deal with different kinds of people,…. You probably can do it.
I also heard that PM can hire a handman who charges you more, then split the commission between each other.

Don’t feel bad. Look at it from another perspective.
It might be something good for you because you didn’t have to go through all the stress and headaches.
Buying a property is not a simple thing. It involves a lot of emotional ups and downs.
I was thinking to get an investment house awhile ago and started searching, but now I am backing off. I realized that it is not easy to be a landlord. Life is too short to deal with the crap. Even if you make tons of money, so what? Is it worth going through all the stress and hassles? Eventually everbody will go to the same destination without taking anything with you. I searched in Murrieta area and found some condos. Price range is from 100k–170k. a 1550sqt bank owned condo is for 135k, but you have to change the whole carpet and paint the whole wall, which may cost another $4000-5000. do you guys think this is a good buy? HOA is over 200. It is pretty close to I15.

The more you have, the more headaches you have. Not a surprise to see that guy has to go through since he has 7 homes.
What do you think about the rent price there? How much can a 1500sqt condo or SFH rent for?

Tguy, you are the expert in that area. Sorry to hear your bad rental experience, paramount. I am worrying about that part, too.It seems that price near south of Temecula has gone up a bit already. How about Murrieta hot spring and west of 15 Murrieta area? Tguy, any suggestion about that area? I am thinking to get something below 200k, condo or house and rent it out first, then later I might retire there or sell it when price it up.
SDR, I like your idea: get the loan at low interest rate and save the cash for other investment later or pay it off later.

The article should say the high level”corrupted” Chinese execs….
Most of the rich people in China are corrupted Chinese officials. They send their kids to US to study, so they can transfer their money to overseas at the same time.
Once the US let them in, they will corrupt the US gradually.
The Americans know too little about the corruption in China.

I refinanced last Dec. with 15-year-fixed, 3.625% rate. Talked with the loan officer yesterday and she said she could give me 3.375% for 15-year-fixed. Do you guys think I should refinance now or I should wait? -
