Sorry but I’d like to call bullshit.. house goes to the highest bidder.. If you list a 1mil house for 100k it will get bid up to market value.. do you really think that by putting a price out there you are setting a ceiling or a floor? Sorry god, but the market will determine that for you…
Most of you are so biased in your opinions you refuse to open your eyes and TRY to understand how the business really works.
I am bearish and notice the same thing.. fortunately the industry isn’t complicated.. Why do you think we have such a shortage of fast food employees?!

ParticipantPrinting money punishes everyone; price corrections only punish the dumb and/or greedy. I detest the idea of subsidizing and enabling someone else’s poor decisions. I say let the prices correct and leave the rest of us out of it.
I see only one problem with that… majority rules 🙁 🙁
We know the gov will bail out the banks.. How would they be able to do that though without throwing some cookies to the people?
I think we’ll see the banks get a giant hand-out and people that are screwed over by their debt will get a mini-handout.. us Piggys by the sidelines will be paying into this fund with our tax money, to what benefit? Seems orta like an affirmative action for personal finance.

ParticipantWhen I was taking my real estate classes in 2001 this was something that Prudential was just starting and they were calling it VRM or Value Range Marketing.. Kinda makes me sick to stomach thinking about it, but wait – almost anything about real estate agents does!
I think it’s designed to attract as much interest as possible..
I used to be suspicoius that it was used to manipulate price.. like say you end up buying half way between the value range of 250-300 or 275k.. you might feel like you got a deal given its lower than the top, but you were really just ripped off and paid 25k over market.
I’m sure some of the realtors here will chime in..

I dont really see how it’s fair to talk about people not on this forum as “they” and say they are less intelligent.. the writing isn’t yet on the wall, and if you believe that a housing crash is 100% immiment you’re just as nuts as they are in my opinion.. how can it be 100% when you don’t have much control of the outcome?
What if global warming kicks in and the seawater rises 3 feet.. I wouldn’t mind buying some houses a few blocks off the beach.. those would now be beachfront! There’s almost an unlmited number of outcomes… what if a nuke goes off in New York and people on east coast decide they want to move here.. that would gobble supply right up…
I would be careful not to let ourselves be blinded by the self fulfilling excitement about this forum.. just because you have an opinoin and others agree doesn’t mean it’s the right opinion or definitely going to happen… we’re talking about the future here that involves imagination and imaginary events.

ParticipantIsn’t it the people that make the difference. For a decade we lived in older established neighborhoods in San Diego and always found neighbors that were friendly, that I would trust leaving my kids with and that I would invite in to my home.
I don’t disagree… I could see that in older neighborhoods.. but where are those these days?
You’re using the word “finding”.. that’s the only message I was tring to send- you sure do have to look to encounter friendliness.. Most everyone I encounter whether it be on the road or in a grocery store in San Diego are trying to race ahead and put themselves first.. I’m sure even those people are nice to some people, but in public in San Diego I don’t see friendliness.. sure I could probably get along with the people if I knew them, but there is such a thing as friendliness even if you aren’t friends.. people around here are real quick to their holster, while in some other cities in my experience people aren’t as combative or ready to start a fight… Not saying everyone, but compared to other cities I notice general unfriendliness here.
I also feel like even once you make friends with people, they don’t feel comfortable unless they are gossiping or talking bad on other people.. Maybe that’s me right now, don’t know… but can’t wait to move!

ParticipantI’ve lived in San Diego my entire life over 25 years.. and out of all the places I’ve visited I’d rank San Diego @ #2 for least friendly.. with Grand Junction Colorado as the #1 worst… Friendliest city I’ve ever been to was Minneapolis, MN by a lot.
Where else in the USA are there as many cool natural surroundings as San Diego where people do less nature activities? What other city in the US has less pride in their sports teams than San Diego???? I believe it’s mostly the same reason people aren’t friendly.. It’s like biting the hand that feeds, they want to take all the good from the city – but then talk trash about it also..
If there are too many generalizations in this post sorry.. I don’t have the time right now to go into every detail… but if you want an opinion peice there it was.

ParticipantI am designing a hobby house to build in the desert.. it’s going to be a mix of straw bales, papercrete and cinder blocks.
Papercrete is exactly what it sounds like.. it’s very light and struturally very strong! Google it if you want to see what cool stuff people have done with it..

ParticipantTo whoever said that PowaySeller is the reason 90% of us are here.. I enjoy PowaySellers posts along with everyone elses – but the reason 100% of us are here is because Rich has invested a ton of time keeping this site up…
Anyone who hasn’t started a web-site before.. please know that it takes alot of effort to get to the point where Rich has this one.
Rich writes articles AND posts to the forum.. thats incredible. I’m sure most understand how hard it is to write an article – especially when you everyone is going to be going over with a fine toothed comb… that’s hard to do when you’re venturing into new territory like ‘housing bubble’ at the time when he started this site.. he has to make sure every sentence and every word checks out if he wants to keep his reputation as strong as it is.. then on top of that he’s responding to individual posts in the forums.. this is a big deal. I don’t know Rich personally and don’t have anything to gain, I just think people should focus on applauding his efforts more than anyone else.
I think people forget how much of their knowledge comes from Rich’s early independent thinking and data formation.. next time you’re firing off statistics and facts try and remember where you got them.. having loyalty and respect for pioneers is largely what keeps people pioneering in my opinion.
