The house recorded on Friday I had the locks changed yesterday and spent all of today moving. Tonight is the first night in the new place. Btw sellers paid for all of the needed home repair without any negotiation. It was about 11k. I really thank all of you and your observations. It has made me realize that in the end we all have to live somewhere.

I appreciate your comments. I just heard back that the seller is going through with the entire repair order. Just for the record I was willing to split the cost if they countered but they did not. I figure about 12k worth of work. At any rate I am glad that my wait appears to be over.

Thanks all and good point ctr. Maybe in the end renting would have been wiser but I feel powerless to a landlords whim when they raise rent. I simply don’t have any leverage because I hate moving. This deal seems to be moving forward but threy may not perform the needed repairs. If they do not I will seek another property.

Unless he wants to stop he will not. My advice is to see if he feels it is a problem. If he feels it is not but you think that he is blind to his problem – you can risk your friendship and point out 3 or 4 things you see as a problem. If he is not an alcoholic he may straigten up right away. If he is an alcoholic this conversation may save his life (or those he could kill on a highway).
If he wants help there are many resources that I could point to.
