Agree with the replies in general. So should not paint the entire 4S with the same brush wrt the build quality. Davidson built homes in the north are noteworthy – some good floorplans and impressive front facades. Saw this http://www.ziprealty.com/property/10234-SIENNA-HILLS-DR-SAN-DIEGO-CA-92127/10377158/detail and definitely worth considering if you’re hunting for a deal. Myself closed a shortsale in the same davidson community for a >169/sqft for a 4000+ home built in 2005 – and am very happy with it.

As I wrote in another post, I closed an excellent deal on Dec end on a shortsale – which happened all of sudden in just 30-40 days. So I moved to this new home last week and the query from the lender came when I called them for address change.
Btw, I called the lender customer support and she explained there is formal and will have no impact on the interest rate. Thanks everyone.

Closed the escrow on the day after Christmas and plan moving in after new year. It is a just a nice year gift.

We take extreme edge cases but majority of folks we deal with were with normal people like you and me. It was tearful send off the to owners yesterday and we made everything possible to have them at ease. Hate to see nice families leave their adored dwelling once they called homes. Well the world is cruel sometimes.

This month I closed a new home @ 3.875 confirming/no fee (again I paid for $450 for appraisal) 25% down (BofA)

Funding/recording tomorrow. They’re moving tomorrow. Happy holidays and new year 2012 to you all.

I too wanted early Jan closing. But sellers’ lender bank put 30 days closing/funding condition on the short-sale approval letter while we requested 40-45 days.
My agent (and owners’ agent too) explained short-sale approvals usually come with stringent conditions such as this – and very hard to convince the bank’s contract negotiator so I had no choice.
