[/quote]Setting aside the PPSF, both asking 600k basically. Texas, IMO, does not even come close to meriting it. The other, however many feet you want to measure it, is not sitting on University behind the gas station. The location is a little better.

While that may be true, I think it pales in comparison to the heavily commercial University Avenue w/4 lanes, not counting turn lanes at traffic signaled intersections. Plus for Upas, the proximity to Balboa Park somewhat almost makes up for it.
