I have to say that pricing south of the 8 (Hillcrest, Old Town, North Park, etc) makes very little sense to me in general. Why would anyone want to pay $400/sf for a prewar cottage in North Park? There’s any number of superior neighborhoods that cost less.

Now thats a better comp because its got 2 baths and is within about 100 sq ft of Texas. The problem is its $493/sf at the high end of the range and $470/sf at the low end. Texas is only $437 so it doesnt really prove anything other than its a nicer house.
FWIW, I dont want to get into it but units always sell for lower $/sf than owner occ properties. Doesnt matter how you might value them, thats the way it is.

Clearly it’s not for everyone. I struggle w/the pricing for some of these places and can’t bring myself to do it. I agree for the money, there are other areas that may be more appealing to a larger segment of the public.
Every ZIP has an allure to particular people. I just find the pricing on some of these places in some of the ZIPs I’m looking at to be pushing the realm of reality. Just posted the few I came across lately.
