I sold a house in South Park with a spectacular view (Golf course, Morley field, Balboa Park, Downtwon etc.) and 2 car garage last year with a very nice remodelled kitchen. It was 3/2 (a bit funky but the view was incredible) and it was block east of the park in a great part bordering North Park. It struggled to get in the high 500’s and I would take that over either of those.
Dont like the Missisippi comp though as its is a700 sq ft 2/1 with a 400 sf 1/1 unit. Two small units dont equal 1 bigger more livable house unless you are looking at both as investment properties in which case you value based solely on income instead.
Granada is a 1 bath house also which JP said was unacceptable to her yet is trying to use as a valid comp to a 2 bath home. Sorry, I think you are all wrong.

I do not want to make it equal to a bigger place. If anything, it appeals more to investors b/c of the fact it is units.
True that I want more than one bath, but it doesn’t stop others. It sold, didn’t it? And Westerland is pending. Just b/c I want the extra bath doesn’t mean it stops others from purchasing it.
