I am definitely with you on the most fo the front side of your analysis TG. Not sure if a retreat might not have come about from 2003 one way or another without the second funny money bubble effect. You are probably in the ball park on the future too but I have more of a wait and see attitude for the future. Is the situation realtive to the recession/ddddddddddepression this time worse? Much worse….different this time.I don’t know but it is possible.I certainly didn’t have all these “conspiracy theories” to ponder before the foray into OT here on piggingtons.Fact is this is the first recession in my life that I have ever even been much sensitized to, starting 3 or 4 years ago.
The housing bottom will be placed one way or another, by nuevo dollares or whatever it takes. Just not sure it will be a conventional slightly changed cycle. If I had to bet on it, I would say yes, this time… But how can you feel so certain?
Or what is the rational for certainty? “Faith in America”? Nothing wrong with that just curious.February 15, 2009 at 12:07 PM #346964NotCrankyParticipantTG,

Even factoring that in (as much as possible) I think TG is correct.
As a side note, this is what I don’t understand. I went by and looked at this property yesterday, nice house but 370k!?

According to my calculations, this house is worth around 240k or so.
